Summary:
Stay in a typical country house in the heart of a small Charente village. Enjoy a peaceful and pleasant setting with a private pool and a quiet, flowery garden, plus a children's park and playground across the street. Visit the listed church and the surrounding countryside. Ideal for hikes and walks.

The Space:
The property is divided into two independent dwellings. The main house has two bedrooms, three bathrooms, a large fully equipped kitchen, and a large living room with a TV. It includes a fridge, freezer, and wine cellar, as well as a dishwasher, washing machine, and dryer. The cottage consists of a fully equipped open-plan kitchen, a living room with a TV, two bedrooms, one bathroom, and a washing machine. The property is surrounded by a garden with a heated swimming pool open from May to October, deckchairs, garden furniture, outdoor tables and chairs, and a barbecue.

Guest Access:
Private entrance with parking in the courtyard, fully fenced property.

The Neighborhood:
In the heart of the small village of Theil-Rabier, across from the children's park and next to the playground (petanque, ping-pong). Located just a few steps from the village's listed church. Only a few minutes by car from 3 villages with all amenities.

Getting Around:
Less than fifteen minutes from small towns like Ruffec (train station, large supermarkets, all shops, markets...), Chef-Boutonne, and Sauzé-Vaussais. Less than an hour from Angoulême (numerous events and international festivals: Gastronomades, Comic Strip Festival, Ramparts Circuit...).

Other Things to Note:
The house is equipped with a composter for all compostable organic waste and a compost bucket in each apartment. The house is equipped with a septic tank. It is strictly forbidden to use bleach. Furthermore, please do not flush anything down the toilet: tampons, cotton swabs, cotton, tissues, paper towels... (risk of clogging the septic tank).
The swimming pool is equipped with a safety system in the form of an electric roller shutter. However, never leave children near the pool or in the pool unattended. The owners disclaim all liability if an incident occurs due to lack of supervision.
High speed Internet
Bed linen is optional and available for €205 per stay. Additional cleaning (if you do not maintain the accommodation or prefer not to do the end-of-stay cleaning) is also optional and costs €175.
