🏡 **Welcome to our charming historic townhouse in the heart of Esslingen's Old Town!**

The accommodation extends over three floors and offers three bedrooms, two bathrooms and a spacious communal living area with a fully equipped kitchen – ideal for families, friends and groups of up to 6 guests, with the option to accommodate up to 8 guests.

🍳 **Ground Floor – Kitchen & Spacious Living Area**

On the ground floor, you'll find a spacious living area of approximately 30 m², featuring a distinctive industrial-style design. Surrounded by numerous windows, this bright and welcoming space offers plenty of room to cook, dine and relax together.

The fully equipped kitchen provides everything you need to prepare your meals, including a stove, oven, refrigerator with freezer compartment, dishwasher, blender, kettle and a wide range of additional kitchen utensils and cooking appliances.

Right next to the kitchen, a large dining table offers seating for up to seven people. A spacious sofa provides a comfortable place to unwind. There is also a single bed in this room, offering an additional sleeping option.

🛏️ **First Floor – Bedroom 1 & Bathroom**

On the first floor, you'll find Bedroom 1, featuring a comfortable box-spring bed (140 × 200 cm), a Smart TV, a small workspace and a coffee and tea station with a capsule coffee machine.

🚿 The first bathroom is conveniently located on the same floor and is equipped with a rain shower, toilet, washbasin and hairdryer.

🛏️ **Second Floor – Bedrooms 2 & 3 and Bathroom**

On the second floor, there are two additional bedrooms:

Bedroom 2 features a comfortable king-size bed (180 × 200 cm), a Smart TV, a sofa bed (140 × 200 cm) that can accommodate up to two additional guests, a refrigerator with freezer compartment and a coffee and tea station.

Bedroom 3 is furnished with two comfortable single beds (each 80 × 200 cm) and a small workspace.

🚿 The second bathroom is also located on this floor and features a rain shower, toilet, washbasin and hairdryer.

🧺 **Additional Amenities & Facilities**

Bedrooms 1 and 2 also feature a small selection of tableware, including plates, bowls and cutlery, as well as a kettle and capsule coffee machine. On the second floor, you'll also find a refrigerator with freezer compartment and a microwave with baking function.

Fresh bed linen, towels, shower gel and shampoo are, of course, included. Vacuum cleaners are available on both upper floors, and there is also a washing machine and space to hang laundry on the second floor.

All bedrooms are equipped with blackout facilities, privacy blinds, reading lights and wardrobes. Two of the bedrooms also have fans.

💡 For added convenience, the lighting in the hallways and stairwells is controlled by motion sensors, so the lights switch on automatically as you enter.

🚗 **Private Parking:**

The house comes with its own private parking space, which is available to you throughout your stay. Having your own parking space is a real advantage, especially in the historic Old Town of Esslingen, and makes arriving by car much more convenient. You'll receive detailed information about how to access and use the parking space before your arrival.

☕ **Small Outdoor Seating Area:**

Directly in front of the house, you'll find a small seating area for two – perfect for enjoying a coffee in the fresh air. Smoking is also permitted here.

🔔 **Please Note – Historic Building & Stairs:**

Our listed historic townhouse combines traditional character with modern amenities. Due to the age of the building, some areas may be slightly sound-sensitive.

There is also a rooftop terrace above the second floor, which is not part of the accommodation and may be used by other residents of the building. Occasional noise may therefore be audible.

Please also note that the first staircase in the house is relatively steep. In particular, older guests or those carrying heavy luggage may find it somewhat challenging to climb. Assistance with carrying luggage may therefore be helpful. The remaining staircases are equipped with handrails.
