Primary Bathroom: Well-maintained and functional, though it is more compact in size. It includes a walk-in shower and everything you need for a comfortable stay.



Hallway Full Bathroom: Offers a much larger walk-in shower, giving guests additional space and flexibility.



Pool/Backyard: Step outside to your own heated private pool with sun shelf, perfect for cooling off after the beach or lounging all day. The backyard is fully set up for vacation living with:

Indian Rocks Beach is renowned for its peaceful beaches and excellent dining options, making it a perfect destination for a relaxing getaway. Despite its tranquility, this area remains conveniently close to lively spots like Clearwater Beach and John's Pass. These serene beaches are ideal for those seeking relaxation while enjoying delicious food and beverages.🌅



Please keep in mind that we are located in a residential neighborhood, and we appreciate your kindness and courtesy during your stay. Locals appreciate their peace and quiet, and we want this to remain a haven of tranquility for everyone to share and cherish. Quiet Hours: 10 PM - 8 AM! ✌🏽



Getting Around:

- Nearby, some restaurants and bars are easily accessible on foot or a short drive.

- There are four parking spaces available. Two spots in the front driveway and one spot on the side driveway. There is additional free public parking at each beach access.

- A local trolley stop is conveniently located on most corners of IRB, offering an affordable and pleasant way to explore the area.

- To use the trolley during your visit, we recommend downloading the Flamingo & Transit app.

- IRB, slightly south of Clearwater Beach, offers a less touristy atmosphere, enhancing the distinctive charm of our town.



- 15 min drive to Clearwater Beach

- 20 min drive to John's Pass

Other Things to Note:

💦 HEATER/CHILLER POOL AVAILABLE FOR A EXTRA DAILY FEE: For added comfort, the pool can be heated or cooled upon request, allowing you to enjoy the water at a comfortable temperature (typically around 85°F) regardless of the season.



A modest daily fee applies:

- $40 per day for stays under 7 nights

- $30 per day for stays 7 nights or longer



During the spring and summer months, the pool is often naturally warmed by the sun, and most guests find that heating is not necessary. In cooler months, heating can be added to enhance your swimming experience.



Please note that pool temperature is influenced by outdoor conditions. Pool heaters operate most efficiently when temperatures are above 55°F; during colder weather or occasional cold fronts, the pool may take longer to reach or maintain the desired temperature and may not be suitable for all preferences.



→ No need to worry about packing or renting beach supplies! We supply our guests with towels, beach chairs, a cooler, a beach wagon, & an umbrella.



→ TRAVEL INSURANCE: For guests traveling between June 1 & November 30, we HIGHLY recommend you purchase travel insurance through Airbnb to protect against flight cancellations or delays.



→ We provide a pack-n-play for your convenience at our property.



→ We provide all guests with a "startup" of essential paper goods and supplies: toilet paper, one or two rolls of paper towels (depending on the length of their stay), a small stack of napkins, and one or two backup garbage bags.



→ We are a pet-free home as one of our family members has allergies, and we vacation at our house several times a year. We hope you understand this; if you wish to bring your furry friend, please be aware that this home may not be suitable for you.



Swimming Pool Liability Waiver & Disclaimer ↓



By booking this property, you acknowledge and agree to the following terms regarding the use of the swimming pool:

- Assumption of Risk: Guests understand and acknowledge that using the swimming pool involves inherent risks, including, but not limited to, drowning, slipping, falling, and other potential hazards. By using the pool, all guests voluntarily assume full responsibility for any injuries, accidents, or damages that may occur.

- No Lifeguard on Duty: This property does not have a lifeguard on duty. Guests are responsible for their safety and the safety of all party members, including children and non-swimmers. An adult must always supervise children when in or near the pool.

- Homeowner Liability Release: The homeowner, property owner, Airbnb host(s), and any affiliated parties shall not be liable for any injuries, deaths, accidents, property damage, or other incidents that occur in or around the swimming pool, regardless of cause, including but not limited to negligence, natural conditions, or acts of third parties.

- Guest Responsibility: Guests agree to use the pool responsibly and follow all safety guidelines. No running, diving, or rough play is permitted in or around the pool area. The use of alcohol, glass containers, or other hazardous materials in or near the pool is strictly prohibited.

- Indemnification: By booking and staying at this property, guests agree to indemnify, defend, and hold harmless the homeowner, property owner, host, and any associated entities from any claims, damages, or legal actions arising out of or related to the use of the swimming pool.



By proceeding with this booking, all guests confirm that they have read, understood, and agree to these terms and assume all risks associated with using the swimming pool.
