The entire half-acre yard is fully fenced and gated, so whether you have one pup or a whole pack, they have safe, private space to call their own. Easy direct backyard access from the master bedroom, a neighborhood full of pet-friendly walking spots, and parks nearby. A pet fee applies, per dog, per stay.

🍳 Fully Equipped Kitchen — rice cooker, microwave, fridge, oven, dishwasher, baking sheets, mixing bowls and mixer, pots and pans, plates, cups, and silverware. If there`s something you need that we don`t have, tell us and we`ll have it delivered.
🌿 Private Master Patio — elegant French doors off the master open directly into the fenced backyard. A secluded spot for morning coffee or evening wine, with a bistro table, two chairs, and soft lighting — and an easy way to let the dogs out first thing without leaving the bedroom.

🚗 Parking — two private driveways with room for up to 5 vehicles. Please note St. Charles County does not permit street parking and the street is one-way in and out; these rules are enforced, so all vehicles park in the driveways.
🌳 Private Half-Acre Fenced Lot — completely enclosed and gated for dog safety and family privacy. Plenty of room to roam, play fetch, sunbathe, or just relax in your own peaceful space.

Welcome to 104 Blanche Dr LLC! We`re excited to have you as our guest. To ensure a comfortable and enjoyable stay, please review the following house rules:
1. Pets: Only (2) dogs under 50lbs each are allowed. A fee of $200 per dog, per stay applies. No cats, reptiles, or other animals are permitted. If you have a second dog, a stripe payment request will be sent to you.
2. Lifeguard: No lifeguard on duty for the bathtub or hot tub. Use at your own risk.
3. Maximum occupancy: The maximum number of overnight human guests is 9. Please disclose any additional guests.
4. Rental Agreement: Reservation implies agreement to our rental agreement provided by 104 Blanche Dr LLC.
5. COVID-19: Guests must confirm that they and their party are symptom-free.
6. Communication: Contact us via the reservation platform or provided cell numbers. Dial 911 for emergencies.
7. Booking fee and process: Credit card authorization for rental amount and fees required. Provide driver`s license and guest count before receipt of driving directions.
8. Guest requirements: Reserving guest must be at least 18 years old and present for the stay. Disclose overnight guests and day visitors. $500 refundable deposit (Hold on Cc) and is released within 5 business days after checkout.
9. Cancellations and rescheduling: Submit changes in writing; no refunds for inability to arrive or early departures.
10. Cleaning: Leave premises clean and undamaged. Follow check-in/check-out procedures. Additional cleaning fees for excessive mess.
11. Refunds: No refunds except for documented problems requiring resolution. No refunds for acts of God or other unforeseen circumstances.
12. Check-in and check-out times: Check-in after 4:00 PM, check-out by 10:00 AM. Charges for early check-in or late check-out without prior approval.
13. Non-smoking: Property is non-smoking. Smoking, including vaping and incense, prohibited. Odor abatement fee for evidence of smoking.
14. Alcohol consumption: No underage drinking allowed. Guests responsible for underage visitors.
15. Drugs: Illegal drug use strictly prohibited.
16. Visitors: Only pre-approved overnight visitors allowed. Guests responsible for visitor conduct and liability.
17. Use of premises: Respect neighbors; no loud noise between 10 PM and 8 AM. No parties, excessive speeding, firearms, fireworks, or dangerous items.
18. Amenities: Provided on a best-efforts basis, no liability for interruptions or malfunctions. Furniture arrangement not to be changed.
19. Furnishings: Furniture subject to periodic replacement, actual property may differ from pictures.
20. Propane gas grill: Only use propane fuel; no charcoal. Additional cleaning and replacement charges for misuse.
21. Fireplaces: Operational, use caution.
22. Maintenance issues: Report promptly; no guarantees for availability or functionality. Guest responsible for damages due to misuse/negligence.
23. Construction: No refunds for inconveniences caused by nearby construction or maintenance.
24. Right of entry: With 15 mins` notice, entry permitted for inspections, repairs, or improvements.
25. Items left behind: Not responsible for lost items. Efforts made to return, but guest pays service fee and shipping costs.
26. Internet access: Use provided account and comply with terms and conditions. Guest responsible for internet use and legal compliance.
27. Parking: Max. 4 vehicles in driveway. Additional parking arrangements possible.
28. Open flames: Adult supervision required for fireplaces or fire pits. No lit candles allowed.
29. Trash: Use provided bins. No need to put out cans unless on Thursday, the designated trash collection day.
30. Governing laws: Guests must comply with all applicable laws and regulations.
