Inverness 1104 is the penthouse you have been looking for. This beautiful condo has everything you and your family will want for your stay on South Padre Island. The spacious kitchen with two islands provides all the room you need to make family meals after a long day on the beach enjoying the sand and sun. Eat together at the dining table while enjoying a full water view. The living room and dining table are set up to maximize the view that only this condo can provide. Rest your head in one of 3 bedrooms, a King bed in the primary bedroom, and 1 queen bed in each guest bedroom. There is also a sofa sleeper as a different bedding option. Please request linens from the Welcome Desk if you plan on using the sofa sleeper. There is a beautiful ocean view from the living room, dining room, primary bedroom, and second guest bedroom.

Refundable Damage Deposit: Rentals may require a Refundable Damage Deposit from March through Easter weekend. The Rental Company will collect this deposit by cash or credit card at check-in. If paying by credit card, the Primary Renter must present a credit card that matches their name upon check-in. For more information, consult the Property Description or contact the reservation agent.

Age Restrictions: The minimum age requirement for renters is 25. As per Homeowner Association Rules & Regulations, THIS CONDO DOES NOT ALLOW YOUNG ADULT/SPRING BREAK GROUPS.

- This rental is family-friendly and non-smoking.
- The number of guests must not exceed the stated maximum occupancy.
- Parties are strictly prohibited.
- Please keep noise levels to a minimum to respect other guests and property owners.
- Professionally laundered and sanitized linens may be exchanged for free on the east side of our off-site Guest Welcome Center from 11 a.m. to 3 p.m.
- Laundry detergent and sofa sleeper linens are available upon request at our off-site Guest Welcome Center.
- This vacation home does not allow pets.

I am very disappointed with Property management and getting in contact with owner. While this property has been updated Vrbo pictures reflected that, but they did not reflect the very bad condition of the living room and dining room chairs. On 9/19/2025, we walked in to find the living room and dining room chairs filthy and dead roaches under the kitchen sink. We had paid for 3 bedrooms but had to strip the sheets and covers off the bed to cover the couch, chairs, and dining room chairs cushions because of how soiled they were. So, we could not use the 3rd bedroom for the trip. We tried contacting the owner but were only able to contact Padra Island Rentals office. We contacted Vrbo (Case # 144556029) to let them know and they provided us with other numbers to reach the owner. However, these numbers were for Padre Island Rentals and when we told them about the furniture, they said that they would send someone over to clean it, but no one came. However, they did send someone to spray for roaches. We asked for a refund until the furniture was cleaned. Then on Monday 9/22/2025 called Padre Island rentals again to inquire about the furniture being cleaned and for a refund and they said they would send someone out. Again, no one ever came. Contacted Vrbo again (Vrbo 144628137), they tried contacting the owner with no success. We asked for a refund until the furniture was cleaned. Sent Vrbo pictures of the furniture in question.

The condo had plenty of space for the six of us, it was clean and fit our needs. The view is amazing! The only thing I would suggest, they update the upholstery on the furniture.

Beach getaway to celebrate my birthday

We had an amazing time and we loved this rental! Each couple had their own bathroom, the kitchen was well stocked with anything you could need, in unit washer and dryer. The views are spectacular with great places to eat and drink near by. The balconies were fantastic and we used them a lot. We celebrated my 40th birthday and we would come back again! The living room furniture could use an update, it’s discolored from the salt/sand from outside. Literally my only critique we had a wonderful time!

Beautiful

My family and I stayed at the IV 1104 and had an excellent time. The condo was clean, and perfectly suited for us. After arrival, a couple of concerns popped up on our first day and maintenance came within a very reasonable amount of time to fix the problems. We would happily stay here again, and recommend anyone looking for a good time to stay here too. Thank you.

Great minus the cockroaches

We were initially very pleased with the location/property we selected. Was accurate in description, beautiful view and location, great set up for a family with older kids. However the evening after we checked in, we noticed there were small bugs in the kitchen. Not one or two, easily 20 crawling around the range, in the coffee pot, crawling out of the wall. We later found bigger bugs that were cockroaches; the smaller bugs were the baby cockroaches. We called property manager right away and they said they would come out and spray in the AM. We had left the next day before they sprayed, came back to find more cockroaches in the kitchen. We drove to South padre island rentals who manages the property and their solution was for OrKin to come out to handle the issue. WE had to suggest moving to a different place, there was no mention of that by them until we said something. They also had plenty of properties to accommodate us so that wasn’t the issue of why that was not suggested. They did ultimately agree to move us and we did get somewhere that worked best out of the options given for our family but it was nowhere near equivalent of what we booked originally with the exception of that the new place was bug free.We also did not get any other compensation or discounts for the inconvenience that we had to pack up and move across island mid trip.If the place didn’t have bugs and the property management was a bit more understanding, we would have stayed here again.

disturbingly unclean

The upholstered furniture in the living room and chairs in dining room were all very much stained and were not able to be used by family of 5. There is black mold across the patio door/windows in great room. Was promised it would be cleaned after contacting owner and that did not happen. Very disturbing condo condition considering its previous positive reviews and location.

Much anticipated family vacation!

This property is truly AMAZING. From the minute you walk in the door, you will be in awe with the view. The condo is very well decorated, clean and maintained. Beach acces is easy and the parking garage is secure. You will not be disappointed if you stay here. The view of the ocean from the living room and two bedrooms will keep you at peace. The kitchen is also amazing. You will not be disappointed if you stay here. I know our family will be back. Thank you for sharing your beautiful home with my family!

The condo was good, however the air conditioning did not cool the bedrooms, and it was really hot. Additionally, they did not supply enough paper towels, trash bags, and soap for the week visit. The beach front was also closed during our whole stay due to construction- we were not aware of this event.

My family had a great time staying at the Inverness. We also enjoyed the great food and drinks at local restaurants. The Inverness was clean and had a beautiful view of the gulf. We will definitely be returning to this rental.
