2027 OREGON TAX NOTICE:
For stays ending on or after January 1, 2027, Oregon`s Transient Lodging Tax increases from 1.5% to 2.75%. Because our reservation system cannot automatically apply this future tax change to reservations booked before January 1, 2027, the additional 1.25% will be added separately to applicable 2027 reservations as a Nature Conservation Fee.

The great room brings everyone together with vaulted cedar ceilings, comfortable seating, and a cozy wood-burning stove that becomes the centerpiece after a day outside. The kitchen is equipped with everything you need, whether you`re preparing breakfast before an early tee time or gathering for dinner after a day on the trails. Quality cookware, cast iron pans, a toaster oven, a 12-cup percolator coffee maker, and a thoughtfully stocked pantry with everyday essentials make cooking feel easy.

Located within Black Butte Ranch, Trail One offers easy access to championship golf, swimming pools, hot tubs, tennis, pickleball, miles of walking and biking trails, dining, and countless outdoor activities.

It`s also just a short drive to Sisters, where you`ll find local shops, restaurants, breweries, and year-round events.

Guests have access to the entire home except for any locked owner storage areas. The home is equipped with a smart lock for easy, contactless check-in. Your unique access code will be sent 72 hours before arrival.

As part of your stay, you`ll also enjoy access to Black Butte Ranch amenities, including pools, hot tubs, golf courses, walking and biking trails, tennis, pickleball, dining, and more.

• Black Butte Ranch quiet hours are strictly enforced

Fire Safety
Outdoor wood-burning fires and open flames are not permitted at Black Butte Ranch except in designated approved areas. During periods of elevated fire danger, additional restrictions may be implemented by Black Butte Ranch or local authorities. Please follow all posted fire safety regulations during your stay.

Environmental Notes
Black Butte Ranch is surrounded by the Deschutes National Forest, making it a beautiful place to visit in every season. As part of the natural environment, you may encounter wildlife, insects, pine needles, pollen, or other seasonal conditions during your stay.

During the summer and early fall, Central Oregon may experience periods of wildfire smoke. Smoke conditions are outside of our control and may impact outdoor activities and visibility. We recommend purchasing travel insurance to help protect your vacation investment, as cancellations related to wildfire smoke remain subject to the property`s cancellation policy.

• Smoking is strictly prohibited inside the home and anywhere on the property, including cigarettes, cigars, pipes, vapes, joints, and other smoking products. If smoke odor or evidence of smoking is found, including cigarette or cigar butts, ash, or residue, the guest may be charged up to $500 for additional cleaning, odor removal, remediation, and related costs.
• Please use all furnishings and appliances for their intended use.
• Pets are allowed at the house. Mandatory pet fee will apply.
• Pet rules: no pets on furniture, pick up waste, no unattended pets unless crated, keep on leash outdoors, report accidents immediately, guest liable for damage.
• Renters must display parking pass at all times. Failure to display may result in ticket or towing of vehicle at vehicle owner`s expense.
• No children under the age of 12 permitted in the hot tub without adult supervision.
•Never stand on hot tub cover. Renter will be responsible for any damage due to misuse.
• All guests and vehicles must register at the Welcome Center upon arrival to Black Butte Ranch.
