Smart House - Sirmione Holiday

  • In the heart of Sirmione, the Pearl of Lake Garda, a delightful 70 sqm apartment with a large private garden, furnished in a modern and elegant style and equipped with every comfort, Smart House is ready to welcome you for your holidays on Lake Garda!

    During the summer season from June to September, we include access to the lake-view swimming pool of Hotel Mistral, located approximately 500 meters from the apartment!

    The space:

    Please note that although we love animals very much, unfortunately we CANNOT ACCEPT PETS OF ANY KIND in this property.

    We would also like to remind you that it is strictly FORBIDDEN TO ORGANIZE PARTIES OR DISTURB the neighborhood with loud music or any other type of noise.

    Please also note that online check-in is mandatory before your arrival by submitting your personal details and identification documents through the Vikey service.

    Online check-in must be considered an essential condition for accessing the property.

    During online check-in, payment of the tourist tax will be required. The tax amounts to €2.80 per person per day, for a maximum of 7 days. Guests under the age of 14 are exempt from paying the tax.

    The apartment is located on the ground floor and features a large private fenced garden and a fully equipped patio. Inside, there are two spacious bedrooms: one double bedroom and one bedroom with a bunk bed (also suitable for two adults).

    The living area includes a 4-seat sofa with electrically reclining relaxation seats, a fantastic 55” Smart TV, a Playstation 4 gaming console, an open-plan kitchen with peninsula, and a beautiful designer glass dining table.

    The property is completed by a full bathroom with shower, toilet and bidet.

    The apartment is air-conditioned and can be cooled throughout by a Daikin split unit located in the central hallway. Heating is traditional gas heating and can be remotely controlled through a Wi-Fi thermostat.

    Outside, you will find a large private fenced garden and a tiled patio equipped with every comfort, including an outdoor dining table, an electric sunshade awning, and a sunbathing area furnished with zero-gravity loungers.

    During the summer season from June to September, we include free access to the wonderful lake-view swimming pool at Hotel Mistral, located approximately 500 meters from the apartment. Pool access also includes two sun loungers by the pool and one umbrella (subject to availability).

    You will also have access to the Bar & Snack service and the lake-view restaurant at Hotel Mistral (extra charge).

    Our guests are also entitled to a 10% discount valid exclusively on the à la carte menu.

    Hotel Mistral features an Italian restaurant with a beautiful lake view. Our guests benefit from a 10% discount on the à la carte menu for both lunch and dinner.

    ℹ️ HOTEL MISTRAL AGREEMENT TERMS:

    • The 10% discount is valid exclusively on the à la carte menu
    • The discount does not apply to aperitifs, snacks or bar consumption
    • Poolside umbrellas cannot be reserved and are available only subject to availability
    • Umbrellas located in the lakeside garden are considered an extra service and are not included
    • Swimming caps are not required
    • Children must always be accompanied and supervised by an adult, as there is no lifeguard service available

    💳 CONSUMPTIONS AND EXTRA SERVICES AT HOTEL MISTRAL:

    Only pool access and the use of 2 poolside loungers are included in the stay.

    All other consumptions and services requested at Hotel Mistral are considered extras and remain the responsibility of the guest, including for example:

    • Additional loungers beyond the two included, or loungers in the lakeside garden
    • Bar and beverage consumption
    • Lunches and dinners at the restaurant
    • Any other service offered by Hotel Mistral

    ⚠️ All extras must be paid directly at the reception of Hotel Mistral by the end of the day of use and before leaving the property.

    🅿️ HOTEL MISTRAL POOL PARKING

    Guests may park their vehicles in the various free public parking areas (white-lined spaces) located in the immediate vicinity of Hotel Mistral.

    The internal parking area is reserved exclusively for hotel guests.

    * MASTER BEDROOM

    Our master bedroom is the room that offers the highest level of comfort, designed to provide a relaxing and peaceful holiday experience.

    Furnished in a modern and elegant style, it features a large double bed with a very comfortable mattress and double memory foam pillows, ideal for waking up refreshed.

    A large semi-perimeter bridge wardrobe provides ample space for storing luggage and clothing.

    A designer ceiling light with integrated fan and LED lighting system creates a unique atmosphere.

    A 43” Smart TV with an adjustable arm for viewing from bed is everything you need to enjoy your evenings at Smart House – Sirmione Holiday.

    * SECOND BEDROOM

    The second bedroom offers a standard-size bunk bed suitable for two adults. Furnished in a modern and elegant style, it also includes a two-door wardrobe and a bedside table. A large French door provides direct access to the garden.

    Upon arrival you will find: bed linen, towels, hairdryer and courtesy toiletries.

    * LIVING ROOM

    The living area features minimalist furnishings that create an elegant and modern atmosphere, enhanced by large windows and patio doors overlooking the patio and garden.

    A very comfortable handcrafted Italian sofa for up to 4 people, upholstered in soft sand-colored fabric, with adjustable headrests and two electrically reclining relaxation seats, faces a 55” Smart TV with Internet connection, Netflix, Amazon Prime and YouTube, as well as a fantastic Playstation 4 gaming console for the enjoyment of our younger guests.

    Everything you need to enjoy wonderful moments of relaxation after lunch or dinner.

    * KITCHEN

    Essential. Modern. Elegant.

    The space is perfectly organized with a peninsula equipped with two comfortable stools, ideal for aperitifs or snacks and designed to make the best use of the available space.

    At the center stands an elegant round designer dining table with a glass top and matching light-grey chairs.

    The stainless steel sink and gas hob are integrated into a white marble-effect countertop.

    The kitchen is fully equipped with all useful cooking accessories and modern appliances, including a dishwasher, refrigerator, freezer and electric oven.

    All color choices blend harmoniously with the kitchen and living area, ensuring brightness and visual continuity throughout the apartment.

    * BATHROOM

    A spacious and fully equipped bathroom is located at the center of the apartment and includes a shower enclosure, toilet, bidet, large mirror with washbasin, and various accessories including a hairdryer.

    * LAUNDRY ROOM

    Located in the garage area, the spacious laundry room features a sink and all appliances useful for cleaning, including a washer-dryer. You will also find a drying rack, an iron and an ironing board.

    * GARDEN (NOT FULLY ENCLOSED) AND OUTDOOR PATIO

    The large private garden extends around the living room and second bedroom.

    Facing North-West, it is accessed through large windows and doors from the living room, kitchen and second bedroom, benefiting especially from sunlight during the latter part of the day.

    The patio is equipped with an outdoor dining table and a fantastic automatic electric awning, allowing guests to enjoy meals sheltered from the sun or dinners illuminated by a "starry sky" effect created by the built-in lights.

    Comfortable zero-gravity loungers positioned in the side garden are perfect for unforgettable moments of relaxation.

    Note:

    The FRONT FENCED GARDEN is our private property and is for the exclusive use of our guests. However, it is connected to the pedestrian gate that serves as the general entrance to the building. Guests seeking greater privacy are therefore advised to make greater use of the side garden relaxation area.

    * AIR CONDITIONING AND FANS

    The apartment is equipped with a single air-conditioning split unit located in the central hallway. Since the apartment is not particularly large, it cools the entire property quickly and efficiently.

    Both bedrooms are also equipped with ceiling fans integrated into the light fixtures and operated via remote control.

    * PRIVATE GARAGE (4.80m x 3.10m x 1.80m)

    On the basement level you will find a spacious and convenient private garage where you can safely park your vehicle.

    The Smart House garage is the last garage on the right-hand corner. For this reason, the maneuvering area is somewhat narrow and not particularly suitable for very large vehicles.

    The garage dimensions are approximately 4.80m x 3.10m x 1.80m, making it suitable for a compact car.

    We recommend checking the garage access area on foot before attempting to enter with your vehicle.

    The garage area is under video surveillance for security reasons.
