☆ A keypad is located at the front door for a simple keyless entry. The entry code will be provided to you 48 hours before your arrival. The code is changed at check out time after every guest.
☆ The drive to the house is accessible with GPS.
☆ Parking is available in front of the house and fits 3 cars. Sorry, no RVs.
☆ Please note there is a Ring Flood Light security camera located at the front of the house facing the parking area and entrance for your security. Please do not tamper with it, as it is an external camera present for your safety.

Other things to note

☆ This is a small family owned cabin. Please treat it the same as your own home. We appreciate it! 

☆ You may check in at 4 pm and must check out by 10 am. We cannot accommodate late checkouts or early checkins.

☆ We provide a small complimentary starter pack for guests with k-cups, hand soap, shampoo, body wash, toilet paper, paper towels, dishwasher pods, and trash can liners. You may need to buy more depending on the duration of your stay.

☆ We do not refund for loss of amenities beyond our control including power outages, loss of wifi, hot tub, or fireplace or something breaking such as an appliance during your stay as these things are tough to get fixed on short notice.
☆ ☆ HOT TUB:☆

☆ Absolutely no bubbles, lotions, bathbombs, bath soap in the hot tub.
☆ Guest use of hot tub is at your own risk. 

☆ Please note that critters are common in the Great Smoky Mountains. We have our cabin on a monthly pest control program that is performed by a certified and professional pest control company. Please keep in mind that we are located in the mountains and it would be impossible to prevent all critters.
☆ Wildlife, including bears, inhabit the area. Please maintain a safe distance from wildlife, do not feed them, and do not leave food in vehicles.

☆ We stick to our cancellation policy. We do highly advise that you purchase traveler's or trip insurance to protect your purchase in the event of poor weather, illness, or other factors outside of our control that would cause you to have to cancel after booking. Many credit cards offer this protection for you as well.

☆ There are no local or cable TV throughout the cabin. Our Roku has apps for Netflix, Prime, ESPN, Disney, etc. Bring your streaming passwords!

☆ Propane for the grill: We are unable to monitor the usage. If it runs out, you may replace it at Lowes and we will reimburse you.

☆ The Grandview community pool is currently closed with no confirmed reopening timeline.


By booking this cabin, you agree to the following:

☆ The person that made the reservation needs to be present at the property for the duration of the reservation

☆ No Pets. this cabin is not set up for pets. Please find another cabin where your furry friend will be comfortable.
☆ HOT TUB:☆

☆Guest use of hot tub is at your own risk. 

☆Our hot tub is drained and cleaned between all guest visits. 
☆The water temperature takes a few hours to come up to the 100' minimum after cleaning and refilling. Please allow additional time the first day. The temperature setting should not be over 104 degrees for health and environmental safety. 
 ☆Do not use the hot tub if you have consumed alcohol or you are pregnant. 

☆No soap, glass or food in. hot tub.
 ☆Do not leave hot tub lid off when it’s not in use. Do not sit or stand on hot tub lid.

☆ No Smoking, indoors or out.
☆ No parties are allowed.
☆ Do not leave any food on countertops, outside or in your car, it will attract unwanted guests. 

☆ Clean the propane grill after you use it. We are unable to maintain the usage but if it runs out you can replace the tank at Lowe's and we'll reimburse you.
☆ Do not sit on decking rails, the drop off is very steep.
☆ Keep all trash in bear-proof enclosure.

☆ Do not put food down drains, or flush anything besides TP down the toilets.

☆ Turn off lights and lock all doors whenever leaving the Bearfoot Trails.

☆Excessive amounts of garbage or dirty dishes left in the property will result in an additional cleaning fee
☆Look thoroughly for your personal belongings. We are unable to ship items that have been left behind.



Check Out:
*Load the dishwasher and run it. Extra dishwasher pods are provided underneath the kitchen sink.

* All trash inside cabin needs to be bagged up and secured inside the bear cage outside. 
* If you used any gadgets (like a crockpot), please make sure they are clean and return them to their spot in the kitchen cabinets.
*Leave blankets/sheets on beds. 

* Used/dirty towels piled in bathroom floor.

* Leave the thermostat on please. 

* Make sure all fans, lights and tvs are off and all windows and doors are locked.

* Send us a message to let us know that you have left the cabin.
