The backyard oasis offers a tranquil space for relaxing and connecting with loved ones whether you’re gathered around the above ground firepit, toasting up rounds of tasty treats under the twinkling lights or soaking all your cares away in the bubbling hot tub with a glass of wine from a local vineyard. Try your hand at a game or two of cornhole, while cocktails can be served up at the counter with barstool seating for 2.



When you’re ready to venture out away from the home, The Parkway will be your direct route to all the fun and entertainment of downtown Sevierville, Pigeon Forge, and Gatlinburg. Be sure to drop by the Sevier County Courthouse to snap a selfie with the life-size statue of country music legend Dolly Parton, afterward heading over to Dollywood for a fun-filled day of roller coasters, rides, and live shows. More family-friendly activities await in Gatlinburg, such as Ripley’s Aquarium of the Smokies, one of the top-rated aquariums in the U.S. Of course, you can’t pass up the opportunity to take a hike through the Great Smoky Mountains via one of several trailheads just a short distance from the home.

This home comfortably sleeps 8 guests between 2 private bedrooms and built-in full-over-full bunk style beds in the living room.

Pigeon Forge is just 12 miles from the home, and the historic charm of downtown Gatlinburg is 16 miles away. Take a day trip into Townsend (30 miles) with additional national park access, shops, dining, and river tubing. Famous country singer, Dolly Parton, was born in Sevier County, making it a monumental place for devoted fans to visit. Dollywood, the family theme park jointly owned by Parton is located 13 miles from the home. If you’re looking to shop till you drop, the town and surrounding areas are dotted with galleries, boutiques, antique malls, flea markets, and so much more! Whether you’re chasing waterfalls, seeking out the best southern BBQ, or just wingin’ it, you’re sure to enjoy all of your time in the gorgeous Smoky Mountains.



HOUSE RULES:

• No events, parties, or group gatherings unless pre-approved.

• Vacation rental use only.

• Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.

• Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.

• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.

• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.

• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.

• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.

• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.

• Parking: Follow local parking rules. Fines for violations.

• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.

• Maintenance: Report issues promptly. No refunds for mechanical failures.

• Payments & Deposits: Major credit card required. Security deposit may be used for damages.

• Lost & Found: $25 minimum shipping cost for lost items.

• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
