The completely renovated property occupies a panoramic position within an estate of olive groves and vineyards, boasting an entrancing view of the famous towers of San Gimignano 4 km away. The characteristic architecture enables guests to experience a specifically Tuscan atmosphere. Within the estate there is a nice garden with meadows, ancient trees, terraces and comfortable outdoor areas. The swimming-pool is in a sunny panoramic position. The farmer lives in an indipendent house with its own outdoor area. The skillful renovation of the permises has fully preserved the typical rustic Tuscan style, with terracotta floors and open-beamed ceilings. The furnishing is rustic and comfortable completed by several antique pieces. Internet adsl free. Mosquito net. Private: garden, swimming pool (6 x 12 m). Terrace with barbecue, garden furniture. In the house: tv-sat, washing machine, dishwasher,microwave, fireplace.Parking. On request (extra): Room cleaning, Cook, firewood, wine, olive oil

This property is AMAZING! Your senses will be engulfed by the blooming wisteria, lemon trees, sage, rosemary and olive trees on this huge property. Views of San Gimignano in the distant and the infinity pool overlooking the Tuscan hillside simply cannot be captured on photos. Our host, Alessandro, is so genuinely kind and attentive. He lives on the property but was so respectful of our privacy. If you can, have him arrange for the wine tasting and chef’s dinner on the property… a highlight of our trip. Beds are very comfortable, with bathrooms in each room and air conditioning throughout. Plenty of room for our family of 7 adults. San Gimignano is a 10 minute drive; helpful to have a car or arrange for a driver. We feel so lucky to have found this villa. My dream of seeing “Under the Tuscan Sun” in real life, came true here.Thank you, Alessandro!

Right from the moment that we arrived, our family of 9 were enchanted with the property and Villa. Alessandro met us and welcomed us into his beautiful Villa. The villa was immaculate and well stocked for our week holiday. It was great that everyone had their own space and private bathroom attached to their bedroom. Everyone enjoyed the pool to swim and relax. We had lunch out on the beautiful patio and the indoor dining area was perfect for our large family for breakfasts and dinners. It was a great location to visit San Gimignano a few times and reach the Coop for groceries. Alessandro was an amazing host, quick to respond to any questions we had. We look forward to returning to this incredible villa surrounded by beautiful vineyards.

The property was beautiful and very close to San Gigminano probably 5-7 min drive. The pool was great for the kids to release energy and the ping pong table was a hit. Alessandro was very helpful when we needed help getting a driver and with anything else we needed. This part of our trip to Italy was our favorite! Thanks Alessandro !

This property is a gem and the owner was available to communicate on WhatsApp for any questions. The house and pool were exactly as described. Infinity pool overlooking the vineyard was a highlight. All of the owner's recommendations on restaurants and activities were spot on. It was so great that one of the guests already inquired about a stay next year!

Outstanding lodging and within 10 minutes from the San Gimignano City/Center. Side trips were enjoyable and easy to explore. The accommodations in a country villa were very comfortable and our host Alessandro Martini was great to work with.

Located in one of the prettiest areas of Tuscany, this is a beautiful property. Our host and owner Alessandro was a true pleasure to deal with. Like dealing with a family member, he was attentive, kind, informative, helpful, and truly interested in making sure we were comfortable and had everything we needed. Alessandro was kind enough to set up our dinners with local cooks - who were two beautiful ladies that cooked with joy and passion, and really cared about their food - local favourites. If anything our only complaint was we ate too much! We had a fairly large group and my wife and I were also looking after our 2 year old grandson for the week while his parents honeymooned. Despite the mix, we each had our own bedrooms and own bathrooms, so the house was perfect for this large ecliptic family. The house is perfectly laid out inside, and outside there are plenty of spaces to walk, reflect, play (very nice pool), or just relax and mingle. Overall, we can't say enough about our experience and we're very grateful to Alessandro for his hospitality and for providing such a beautiful place for our family. I would recommend this property to anyone looking to stay in the heart of Tuscany!

Property is a traditional styled large Tuscan house with 21st century kitchen appliances, media and air-con. Garden is well kept and there is plenty of outdoor seating, table football and table tennis, Weber barbq. All very clean and tidy. Alessandro the host is seen at the beginning and end but also available to answer any questions - perfect host. Each bedroom is en suite with bathroom. Swimming pool is a delight, infinity overlooking vineyards. Perfect for a family/group holiday in Tuscany .

This was our second villa rental in the San Gimignano area, our first at Alessandro's villa and it was amazing! Alessandro was very responsive and helpful from the moment we booked the year prior, until the day we checked out. We were a group of 6 adults and had plenty of room. The villa has every amenity you might need during your stay. At check in Alessandro provided us with helpful information about the surrounding area. The villa is in a beautiful setting surrounded by vineyards and olive trees, the outdoor space is very nice and the location of the pool on the property has the most spectacular view of the Tuscan countryside. The pool and air-conditioning was a must for us as it was very hot during our end of August stay. We also enjoyed two delicious meals prepared by his chefs which we highly recommend. Thank you Alessandro.

The photos don’t even do this place justice, it is so stunning and much more spacious than it seems in the photos. I went with my family of five people and it was a great amount of space. The pool views are particularly beautiful. It is in a great spot if you have a car to go visit the nearby towns. San Gimignano is insanely charming. Alessandro was a great host and had excellent recommendations for us during the stay. The internet was a bit spotty so keep that in mind if you need it to work. Overall I would highly recommend this property.

We were a group of 10 family members, 9 adults and a 7 month old. The villa had everything we needed for everyone. The pool was spectacular as the weather was very hot. The property was beautiful. All the bedrooms and bathrooms were very comfortable for our family. The kitchen was well equipped. -Everything was perfect!

This villa is spacious has all the facilities you need and plenty of different corners for you to spread out into to enjoy the sun, the views and the peace. The views from the property, the pool in particular, are stunning. Alessandro keeps this place spotless, including the pool. His attention to you as a guest is faultless, being on hand to answer any queries and meet reasonable needs. He shopped for a few essential items for us so they were there when we arrived late. He was flexible and understanding when our flight was delayed. It's a lovely, peaceful spot within easy reach of San Gimignano. I highly recommend it!

From the moment of booking Alessandro helped make our Tuscan stay absolutely magical. He was probably the most responsive host we’ve ever had. We were 3 couples and 4 kids and the property couldn’t have been better for our group. From the indoor and outdoor seating areas to the gorgeous pool where we spent most of our days. We absolutely loved our stay. You couldn’t be disappointed with this property.

Our visit to Tuscany was beyond our expectations! Thanks to Alessandro our host! The Villa was so perfect for the family, they came in groups of 12, then 9 , and had a great time with us at the property! Pool was a big hit! Wanted to praise the Aunties who came twice to prepare magnificent meals for us, it was amazing, and truly the best Tuscan homemade specialties! The tiramisu was the absolute BEST! The facilities were excellent with plenty of room, and wonderful views of the Tuscan countryside from the swimming pool. Our host was very accommodating and helpful. If you've got an image in your head of the Tuscan countryside, you will not be disappointed. The views from this property could star in a tourism campaign. The house is extremely comfortable and each room has a private, ensuite bathroom. The outdoor areas are wonderful for al fresco dinners and watching the sunset with an Aperol Spritz in hand. Our host, Alessandro, is well organized and has anticipated every need and every question -- from restaurant recommendations to wine tastings.

We had a wonderful week stay, we had 6 adults and there was private bedroom and bathroom for everyone. House has a large dinning for 10-12 people with large windows to view the surrounding vineyards. Lovely terrace off the dinning room to seat and take in the Tuscan sun and listen to the birds. Ample kitchen with everything you need to cook a family mean. We had the host arrange for a local chef to come and cook for us one night. Another night we had a chef come from Luca for a 4 course cooking class and diner. If you want a place in the middle of Tuscany this is the place. It’s approx 2.5 miles to center of San Gimignano and easy to park in one of the 4 city paid lots. The Host was 5 Stars all the way. He live in the adjacent house and is extremely quick to respond to any request.
