  • Welcome to South Mission Sand & Surf Retreat, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms.

    New to the Vacation Rental market, this Spacious 4BD/5BA South Mission Beach home is just steps to ocean & bay and all Mission Beach has to offer! Two bedrooms on the 1st floor (one with patio access), two on the 2nd with spa-like ensuite baths. All bedrooms have smart TV`s. Top floor boasts open living, dining, chef’s kitchen, fireplace & ocean breezes. Features AC, 3-car garage, propane grill on balcony off the kitchen. Walk to restaurants & enjoy sun-soaked patios, beach walks & bay views. Perfect for families, friends & vacations by the coast!

    PROPERTY LAYOUT:
    Level 1 (ground level): Bedroom 1 with queen bed and patio access. Bedroom 2 with king bed. 1 full guest baths and 1 half bath
    Level 2: Primary Bedroom 3 with king and full beds plus en-suite bath. Bedroom 4 with en-suite bath.
    Level 3: Living area with kitchen, balcony, propane grill, and half bath.

    EXTRA LUXURIES:
    -All bedrooms have Smart TV`s
    -Kitchen is equipped for full meal prep
    -We provide a beach umbrella, beach chairs, boogie boards, sand toys and a foam surf board.

    THE NEIGHBORHOOD:
    After basking in the calm surroundings, comforts and amenities this home has to offer, you will find yourself centrally located in San Diego with convenient access to San Diego county`s most excellent attractions including Sea World, the world-famous San Diego Zoo, Wild Animal Park, Balboa Park, Seaport Village, La Jolla, Ocean Beach, downtown San Diego, Coronado, Del Mar and much more.

    Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just one block away from the ocean and two blocks from the bay, you’ll experience the best of the beach!

    Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!

    Pets: Host must be notified if guest is bringing a dog, we have a one dog limit. Please note that cats are not permitted in our homes. Pet agreement must be acknowledged prior to booking confirmation. Pet fee will apply.

    BOOKING TERMS:
    Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

    Age Restrictions: Primary Renter must be 25 years or older.

    Long term renters of 21+ days additional rules apply:
    Long term cleaning Fee is an additional $125
    Pet fee $250 with separate pet lease
    Utility cap of $125/week

    Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

    NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

    San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

    Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

    No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

    Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

    Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

    Guest Occupancy:
    Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

    Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

    No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

    If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

    NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

    Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

    Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

    Check in / Check out:
    Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
    Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

    Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.

    City Ordinance/State law: Renters shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.

    Breach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Renter, guest or someone in the Renter’s control seriously threatens to inflict personal injury, or inflicts any personal injury upon the Owner or other guest; (b) Renter, guest or someone in Renter’s control intentionally inflicts damage to the premises;
