Once the owners’ much-loved family home, the cottage has been lovingly transformed into welcoming accommodation, ensuring guests feel at home from the moment they arrive. Surrounded by rolling countryside, the property enjoys far-reaching views from both the front and rear, with fields stretching towards the sea on the horizon, creating a wonderfully peaceful setting.

Perfectly positioned between the dramatic Yorkshire coastline and the North York Moors National Park, Hill Yard Cottage is an ideal base for discovering some of the region’s most treasured destinations. Just a mile away is Skinningrove, home to a beautiful stretch of golden sandy beach that’s perfect for family days out, rock pooling and coastal walks. Following the spectacular Cleveland Way National Trail along the clifftops leads you to some of Yorkshire’s most picturesque seaside villages and towns, including the charming fishing village of Staithes, the sheltered sands of Runswick Bay, the historic streets of Whitby, elegant Sandsend, the Victorian resort of Saltburn-by-the-Sea and the bustling seaside town of Redcar, all within a 30-minute drive. Inland, the breathtaking North York Moors National Park offers endless opportunities for walking, cycling and exploring picturesque villages surrounded by heather-clad moorland.

At the front of the house, the cosy living room invites you to settle into the comfortable leather sofas beside the crackling open fire after a day exploring the coast. A selection of board games and jigsaw puzzles provide entertainment for relaxed evenings in, with bucket and spades and fishing nets for children to use while exploring the stunning nearby coastline.

Adjacent to the sitting room is the heart of the home – a spacious open-plan living area featuring a modern, well-equipped kitchen, a dining area perfect for enjoying meals together, and a second lounge space complete with a television and comfortable sofa, offering everyone room to unwind.

One of the cottage’s most unique features is the delightful conservatory. Filled with decorative foliage, twinkling fairy lights and soft astroturf underfoot, it creates a wonderfully quirky and relaxing space where you can enjoy your morning coffee or an evening drink. Double doors open onto the rear garden, where you can sit outside and admire uninterrupted views across the neighbouring fields.

Upstairs, you’ll find three beautifully presented bedrooms, offering flexible accommodation for families or groups, including two comfortable double bedrooms and a bunk bedroom that’s perfect for children. A modern shower room completes the first floor.

Although peacefully tucked away, the cottage is just a 10-minute walk from the centre of Loftus, where you’ll find a selection of cafés, restaurants, pubs and independent shops, along with a public car park equipped with electric vehicle charging points.
