When you first enter our home, you'll be greeted by our open concept living space and kitchen area. The living room has cozy seating, an electric fireplace, and a Smart TV! The kitchen is fully stocked to whip up a meal or just a good cup of coffee.



After a long day on the lake, settle into one of our two bedrooms:

(1) Our first bedroom is complete with a Queen size bed, closet, and a nearby bathroom.

(2) Our second bedroom has a Queen size bed, closet, a nearby bathroom, and access to the patio.

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Our home is located along the shore of Beaver Lake. The lake is accessible from the back yard.



Getting Around:

Explore Rogers and Beaver Lake! Our house is just 4 miles to Rocky Branch Marina and 14 miles to Downtown Rogers which offers several restaurants and shops.



Other Things to Note:

★ Not pet-friendly.

★ Beaver Lake is accessible, but the walk from the fire pit to the shore is steep. Guests should exercise caution when going down to the lake.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.

★ Guests at Beaver Lake properties are not allowed dock access. This restriction is enforced by the U.S. Army Corps of Engineers, which prohibits private docks from being used for commercial purposes, including short‑term rentals.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- Charcoal grill should be used only in the open area of the deck (not in the covered section).

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
