## TOGETHER — WITH ROOM TO SPREAD OUT

Nearly 10,000 sq. ft. provides **two kitchens, two living rooms, multiple gathering areas and 9 bedrooms**, giving large groups room to be together while still having separate spaces.

Grandparents can enjoy a quieter area while younger family members gather elsewhere. Children can use the West Wing living room and Xbox while adults gather in the Main House. Multiple families can even prepare meals simultaneously.

## GRAND MAIN LIVING AREA

The Main House features an expansive gathering area with approximately **20-foot ceilings, abundant seating and an 86-inch Smart TV**.

The dining area seats approximately 12, while the oversized 10+ foot kitchen island seats another 8. Additional folding tables, chairs and white tablecloths are available for larger group meals.

## TWO FULL KITCHENS

The Main House kitchen features commercial-style appliances and is stocked with cookware, dishes and serving essentials for approximately 30 guests.

The West Wing provides a **second fully equipped kitchen**, stocked for approximately 20, plus its own dining area and island.

For reunions and multi-family vacations, two kitchens can be invaluable.

## PRIVATE WEST WING

The attached 4-bedroom West Wing offers additional privacy while remaining connected to the Main House. It includes **2 full bathrooms, a second kitchen and dining area, second living room, 70-inch TV and Xbox with two controllers.**

## DOUBLE PRIVATE PICKLEBALL COURTS

Bluffdale Orchard features **two professional-style private pickleball courts illuminated for evening play**, plus courtside seating for approximately 12.

**COMING IN 2027:** A professional-grade basketball/multi-use sports court is planned. Guests booking specifically for this amenity should confirm availability for their dates.

**Event attendance and overnight sleeping accommodations are separate.**

## 5 FULL BATHROOMS + 1 POWDER ROOM

Bathrooms are distributed throughout both living areas. The Upper Primary ensuite includes two sinks, clawfoot soaking tub and oversized walk-in shower with dual shower heads. Other bathrooms provide combinations of double sinks, tubs and separate showers.

A family reunion doesn't mean 30 people have to do the same thing every day.

Part of your group can head to the mountains. Others can find an ATV or horseback-riding adventure. Some can stay and play pickleball. Others can explore Salt Lake City, hike, shop or enjoy a slower day.

## SKI & SNOWBOARD GROUPS

Bluffdale isn't next door to a ski resort—and we don't advertise it that way.

Instead, it provides a spacious Salt Lake Valley home base for exploring the **Cottonwood Canyons, Park City area and Sundance**. Travel times vary with destination, traffic and winter conditions.

After the ski day, everyone returns to one property with two kitchens, two living areas, a hot tub and room to spend the evening together.

## 1 GIG WIFI + PARKING

Enjoy **1 Gig high-speed Wi-Fi** and complimentary driveway parking for approximately **10 vehicles**. Additional parking needs should be discussed in advance.

## 2027 EVENT SPECIAL

Planning an intimate wedding, family reunion, pickleball gathering, retreat or private celebration?

**Approved 2027 events with 50 or fewer total people: $0 additional event fee.**

**Approved events with 51–75 people: $1,500 event fee.**

**75 is maximum approved event attendance—not overnight sleeping capacity.**

Approved events require a **$2,500 Event Date Reservation Fee** to secure approved dates. This applies only to events/organized gatherings, not ordinary overnight reservations.

Bluffdale Orchard is a **private residential property, not a commercial event center**. All events must be disclosed and approved in advance and comply with House Rules and reservation requirements.

## WHAT TO EXPECT

Bluffdale Orchard is a **large, distinctive residential orchard estate**, not a standardized commercial five-star hotel or resort.

Because "luxury" means something different to everyone, we let our current photographs represent the home's design and spaces. **For the interiors, what you see in our current photographs is what you should expect.**

Quality and cleanliness are not where we compromise. Preparing nearly 10,000 sq. ft. between reservations represents approximately **32 labor hours**, typically involving 4–6 people cleaning, inspecting and preparing the home.

The exterior naturally changes with Utah's seasons. Summer greenery, fall colors, dormant winter landscaping, snowfall and mountain conditions vary according to season and weather.

If temporary outdoor restoration or landscaping projects are underway, they will be disclosed. Unless otherwise communicated, scheduled improvement work will not take place during an occupied stay.
