We are right off Bangerter Highway, central to Downtown Salt Lake City and Silicon Slopes in Lehi, Utah. 30-40min from 6 World Class Ski Runs!

Full-time owners live upstairs on-site and generally keep to themselves, but we are available on the mess thread witha quick response time.

You are free to use the always hot and ready (104°F year-round) Bull Frog Spa, which will seat 6, on the back patio and watch the stairs or the sunset!

You have an off-street parking space up near your entrance as well.

Super Fast and Reliable High Speed Internet is included, and cable TV in the Living-room Television.

We have a great workstation setup for those of you who are working and playing at the same time!

Professionally turned over between each guest`s booking following the CDC guidelines.!!!!!!

You have the entire downstairs private space! 1500+ square feet. You have a dedicated parking spot directly out front and can use the Hot Tub as well, which is always kept hot and clean!

The full-time owners live upstairs and would love to say hello, but generally keep to themselves. We provide two white noise machines to ensure tranquility during later hours,s although the owners upstairs are very quiet.

Club Mud is the onsite Pottery & Ceramics studio and store located on the property in the adjacent building!

Please refer to the house manual, the listing description, and the messages sent to you, and then you can also reach us on the message thread if needed, and we are usually quick to reply.

Locals must message before booking. Children must always be supervised by an adult on the property, especially in the hot tub.

Utah has a high desert climate, and as such, there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes, such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.

Note: The residents upstairs have a friendly dog. From time to time, you may hear the sound of the dog going in and out of the house. Quiet hours are strictly observed between 9:00 PM and 8:00 AM, ensuring a peaceful night’s rest.
1) LOCALS MUST MESSAGE US BEFORE BOOKING.

2) Occupancy limits: We do not allow more than 4 guests in or this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the `additional guest fee` associated with your reservation if applicable (just because it can sleep up to 4 doesn’t necessarily mean it`s all included in the nightly rate). You understand that this is located in a nice family neighborhood, and you agree to be respectful of noise and quiet hours. 10 pm-8 am.

3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by Airbnb through the house manual or check-in guide. You can find our house manual and check-in guide here on the Airbnb platform on our listing. You also agree that you will not contact your Airbnb host BEFORE reading the house manual and the entire listing.

4) Fees: There is a minimum $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $100 LATE CHECKOUT FEE if you are there longer than you have been authorized, as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

5) Quiet Hours are after 10 pm-8 am.


6. WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERA(s) for guest count compliance and for the safety of our property and our guests. :) There is a front camera on the porch facing towards the driveway!


7. Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. Host retains the right to charge for lost dates you have removed, with an alteration at least partially to the discretion of the host.

10. We don`t allow guests less than 21 years of age

There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
