We live just down the road and work on the property in our spare time. We and our team handle the maintenance and management with as little interruption to guests as possible. Routine outdoor maintenance for the 40 acre property is typically scheduled after 10am for lawn, pond, hot tub, firewood, etc. Hot tub maintenance is communicated with guests in advance. .

We are in a rural location with plenty of space between neighbors. Even with space, sound can travel. We ask that you be considerate especially after 10pm. While the properties are set back from the road by over 300ft, you can still hear some light traffic noise from the front porch occasionally. These two properties are across the driveway from one another.

Simple, transparent pricing:
Our rates are structured to make planning easy and straightforward. All standard stay-related fees including linens and basic supplies are built into the nightly rate so you can see your total cost up front.
Rates include up to 35 overnight guests for Acres. Some booking platforms display “16+” as the highest option, so please share your total guest count when booking to help us keep accurate records. If your group exceeds 35 guests, please let us know in advance — additional guest or event fees may apply.
Pet fees and taxes are separate and shown during checkout.

We are 5 mins off I80/Tollway, between Akron, Cleveland, Youngstown, and Pittsburgh

OTHER NOTES
- Pet-friendly: $150 for first dog; additional dogs require approval and fee
- Rates include 32 guests; $15/night for each additional guest
- Special gatherings and day guests welcome with prior approval; event fee may apply
- Hosts live nearby and can provide on-call support
Hot Tub: Newly installed and operational for guests.
Patio: Current backyard patio is set up with new furniture.
Outdoor Dining: Outdoor dining available on the patio. Future pavilion will provide covered outdoor dining in the spring.

Future Enhancements:
The Barn and Retreat (each part of Evergreen Acres). All current amenities listed above are fully available now.
By Spring 2026: The Retreat will transition to a new hot tub and add a relaxing sauna.
We’ll share updated photos and details as installation dates approach.
