Immersed in the beautiful setting of Kal'e Moru, along the coast of Quartu Sant'Elena, this portion of an independent villa is the ideal retreat for those looking for a holiday of tranquility, large outdoor spaces and an unforgettable view of the Sardinian sea.
The apartment welcomes you in a dominant position on the hill. Being located on the slope, the house is located on the ground floor but is accessed through a series of external stairs*: a small path that will pay off amply as soon as you arrive, giving you a breathtaking 180-degree view and total privacy.
Inside, the spaces are designed to comfortably accommodate up to 7 people. The living area consists of a large and bright living room with dining area, equipped with two large tables, a sofa bed and Smart TV for your relaxing evenings. Next door, the kitchen is small but fully equipped for every need, complete with oven, microwave, coffee machine and a practical fridge with freezer plus a second mini fridge. The sleeping area is divided between a cozy double bedroom and a spacious triple room, furnished with a single bed and a bunk bed, ideal for children or a group of friends. A functional bathroom completes the interior, while another one is located outside and has a washing machine at your disposal.
The real heart of the property, however, is outdoor living. From the living room and kitchen you go directly to the large panoramic terrace, an open-air living room furnished with a sofa, armchairs and a large table, perfect for ventilated breakfasts or dinners under the stars admiring the sea and the profile of the hills. On the side of the house there is a large garden where you can relax lulled by a swing, while going down the external stairs you will discover a second sun terrace: a private relaxation area equipped with umbrella, sitting area and sun loungers, designed for those who want to sunbathe in total tranquility.
To make your stay even more comfortable and carefree, the property includes two reserved parking spaces inside the private condominium, completely closed and protected by a barrier and automatic gate. A fundamental detail for freely exploring the wonderful beaches of the south-eastern coast of Sardinia.

🏡 House Rules
Welcome to Kal'e Moru! To guarantee everyone a pleasant, safe stay with respect for the structure and the neighbors, we kindly ask you to follow these rules:
🔑 Check-in & Check-out


Hours: Check-in is starting at 15:00 and check-out must be done before 10:00am .


If you have special time requirements, please let us know in advance; we will do our best to meet you.


🐾 Pets


Pets are not allowed inside the structure, neither in the indoor nor in the outdoor spaces (terraces and garden).


🤫 Respect for Peace and Neighbourhood


The house is located in a quiet residential area. Please respect the silence in the afternoon ( 14:00 - 16:00) and night (23:00 - 08:00 ).


It is not allowed to organize parties or events.


Access to the house and private areas (terraces, garden, parking) is reserved only for guests registered in the booking.


🚭 Smoke


Smoking is strictly prohibited inside the house.


It is possible to smoke only in outdoor areas (terraces and garden), strictly using the ashtrays provided and paying the utmost attention to the wind (we are in a hilly area often subject to strong wind and fire risk).


♻️ Waste Management and Cleaning


Separate collection: In the town of Quartu Sant'Elena, separate collection is mandatory. Upon arrival you will find the calendar and detailed instructions. We ask you to follow the disposal rules carefully.


Before check-out, we kindly ask you not to leave dirty dishes in the sink and to empty the garbage bins.


Upon returning from the beach, please remove as much sand as possible before entering the house to avoid clogging the drains.


🚗 Parking and Security


You can only use the two reserved parking spaces inside the condominium. We ask you to always ensure that the automatic gate closes properly after your passage.


Every time you leave the house, be sure to lock your front door and windows.


We also ask you to close the umbrella on the lower terrace when not in use and to remove it from its support in case of strong wind.


⚡ Energy Savings


Water and energy are precious resources, especially in Sardinia during the summer. Please turn off lights, TV and electrical devices when you are not at home and pay attention to your water consumption.
