HOA RULES VERY IMPORTANT PLEASE READ:
* Minimum night stay 60 nights
* At least one person has to be 55 or older
* Nothing shall be hung from the windows or balconies or placed upon the windowsills.
* No unit owner shall discard or permit any items to fall from the windows
or second floor lanai
* Swimming or hot tub use shall not be permitted after 10:00pm
* The Hot Tub shall only be used during the "winter" season and the user must contact the Hot Tub Custodian to have the unit turned on.
* Any renting/leasing of a unit must include a criminal background check at the expense of the unit leasee/renter.
​​​​​​​The report must be submitted to the Board of Directors at least 20 days prior to the tenant occupying the property unit

* This is a community pool.
Please note that our pools are serviced on a weekly basis.

Parking
One carport parking spot
Any vehicle must generally fit within the assigned unit parking space.
Larger vehicles (such as pickup trucks, vans, RV units) must not extend past the support posts of the carport structure

No boat trailer or RV parking allowed in the driveway per HOA guidelines.

FOR GUESTS WHO BOOK 30 NIGHTS OR LONGER STAYS: (this does not apply if you are staying less than 30 nights)
We will collect a $1,500 deposit.
Balance is due 60 days prior to arrival
If canceled 90 days or more before arrival, we keep with us $250.00. $1,250.00 will be refunded.
If canceled between 61 and 89 days prior to arrival, we keep with us the $1,500.00 deposit.
No cancellation or modification 60 days or less prior to arrival.
