We call this project Kaliva (καλύβα), a Greek word meaning “countryside shelter” or humble retreat. It reflects our personal story: my husband is Greek, and we met many years ago in Athens. Over time, we’ve come to love the beauty and tranquility of Prescott’s high desert, and Kaliva represents the merging of these two places we hold dear.

Rachel, an award-winning interior designer, designed Kaliva to blend the soulful simplicity of Greek island life with the natural ruggedness of Arizona’s boulder-strewn landscape. We’ve named the buildings Alpha (the upper guest house, and the property featured in this listing) and Beta (the lower guest house). Our logo is inspired by the hand-painted geometric patterns found on buildings in Chios, Greece, a tribute to heritage, craftsmanship, and slow living. We hope you feel that balance here: a space where design, nature, and meaning come together.

Beta features birch and lime plaster walls, luxurious bedding, a fully equipped kitchen, and two private patios surrounded by pines and boulders. Perfectly Balanced. Secluded Yet Connected:

Kaliva Beta sits in a quiet, elevated corner of town, nestled among native boulders and desert flora. The setting feels peaceful and tucked away, with private patios oriented toward natural rock formations and surrounding pines.

Kaliva is located in a residential neighborhood just minutes from downtown Prescott, allowing guests to enjoy both a sense of retreat and easy access to the town’s dining, shops, lakes, and trails.

Guest access:
Guests have full private access to the lower building, known as "Beta," which includes the cabin, patios, and designated parking areas.

HEADS UP: To get to the cabin house, you’ll cross a metal grate walkway. It’s super sturdy and safe, but narrow or stiletto heels aren’t ideal on the grating.

You'll also have shared access to the Core (the block storage area under the lower building), where you'll find:
- Hard Kayaks
- Paddle boards
- E-bikes

The Core is clearly marked and easily accessible from the exterior of the lower building. We’ll provide all instructions for smooth entry and use.

NOTE: The amenities located in the Core are shared between both buildings and available on a first-come, first-served basis. If you'd prefer to reserve specific items in advance, we offer that option for a small fee—just let us know at the time of booking. Amenities are not guaranteed.

Important Property Care & Policies:
Kaliva is a thoughtfully designed retreat featuring artisan finishes and custom materials. We kindly ask guests to treat the property with the same care and respect they would their own home.

A Quiet Retreat - Kaliva is intended for rest and relaxation:
• No parties, events, or unregistered guests
• Quiet hours are 9 PM–7 AM
• Minimum rental age is 25
• No smoking anywhere on the property

Respect for Furnishings & Surfaces:
- Interior furnishings and artwork must remain in place. Patio furniture may be moved gently but should never be dragged across concrete.
- Our custom wood paneling and artisan plaster finishes are durable but sensitive to chemicals, abrasives, and staining materials. Glitter, confetti, self-tanners, hair dye, and harsh cleaning products are not permitted. Damage to plaster or wood finishes begins at $300.

Bathroom Care – Tadelakt Plaster:
The bathrooms feature hand-troweled lime plaster (tadelakt), a traditional material that is water-resistant but sensitive to chemicals.
To preserve these finishes:
• Do not spray hair, body, or cleaning products near plaster walls
• Use provided make-up towels instead of white linens
• Only toilet paper may be flushed
• Fixtures are not weight-bearing

Checking in:
Check-in begins at 4 PM. Early check-in may be available depending on our cleaning schedule. Complimentary early check-in is offered after 3 PM when the home is ready. Earlier access may be arranged for a fee.

Extended Stays:
For reservations exceeding seven (7) consecutive nights, a complimentary mid-stay refresh is required. This service includes light housekeeping such as refreshing towels, changing bed linens, and tidying surfaces. Access will be coordinated in advance. Refusal to allow access for this service constitutes a material breach of the rental agreement.

Fire Pit & Outdoor Gear:
- Our propane fire pit is a signature feature of Kaliva. Please use the timer, start on a low flame, never leave unattended, and do not cook on or place items in the fire pit.
- Kayaks, paddle boards, and e-bikes are available on a first-come or reserved basis. Use is at your own risk, and all equipment must be returned clean and in good condition.

Check-Out:
Please follow the check-out instructions provided in the guidebook and departure message. Departure time is 11 AM unless otherwise arranged.
