Your check in instructions and directions are sent three days before arrival. A 4-digit key code will be sent at the check in time on your arrival day to unlock the door.

The home is located in a peaceful and serene area surrounded by the natural beauty of Tennessee's Boone lake and mountains. The area is mostly residential, with friendly neighbors who are happy to share their knowledge of the local area. The neighborhood is ideal for those looking for a quiet retreat, but still close enough to the city of Johnson City for easy access to amenities and attractions.

Check-In Policy
Guests must check in before 8:00 PM ET. Our office hours are 8:00 AM - 8:00 PM ET. If you plan to check in after 8:00 PM, you must inform the host in advance. Please note that if the check-in process is not completed by 8:00 PM, you will not receive the keycode to access the home, and assistance will resume at 8:00 AM the following day.

Our cozy 1-bedroom, 1.5-bathroom home is perfect for a relaxing getaway. The beautifully decorated interior creates a warm and inviting atmosphere, making you feel right at home.

The living room features comfortable seating, a flat-screen TV, and plenty of natural light—an ideal spot to unwind. The fully equipped kitchen includes stainless steel appliances and granite countertops, providing everything you need to prepare meals and snacks.

The spacious bedroom offers a comfortable queen-size bed and ample storage for your personal items. The beautifully tiled bathroom features an amazing shower.

Additionally, there is a sofa bed in the living room (guests are kindly asked to bring their own sheets and blankets).

Step outside to enjoy the private deck, which boasts breathtaking views of the lake—perfect for enjoying the outdoors. Our guests also have access to a private boat ramp for fishing or boating experiences.

We recommend that you arrive by car, as it will allow you to explore the entire area quickly. You will be happy to know that the driveway offers plenty of free parking space.

★ NO SMOKING INSIDE ★
Smoking of any kind, including tobacco, cannabis, or vaping, is strictly prohibited inside the home.
If any evidence of indoor smoking is found, a cleaning and odor remediation fee of up to $2,500 will apply to cover the cost of restoration and may result in forfeiture of the security deposit where applicable.
Outdoor smoking is allowed, but cigarette butts and smoking materials must be disposed of properly. A $200 fee may be charged if our staff has to clean up discarded smoking debris.

We love furry friends, but unfortunately, our home cannot accommodate them.

★ CAMERAS ★
Please be advised that there are exterior security cameras located at the parking area and back door. These cameras are in place to ensure the safety and security of the premises. There are no cameras or recording devices of any kind inside the home.

★ BOOKING REQUIREMENTS ★
The person making the reservation must be 24 years of age or older and must be one of the guests staying at the home. Reservations booked on behalf of someone else are not accepted.
The one exception is a corporate booking. A company may reserve the home for its employees, in which case the company and the person who books on its behalf remain fully responsible for the reservation, and we will ask for the name of the lead guest who will be staying.
If booking via Airbnb please upload a profile picture. The photo will only be shown once the reservation is made.

★ COMPLETE THE CHECK-IN PROCESS ★
As a licensed Vacation Lodging Agency, we require all guests to complete a Pre-Arrival form and sign a rental agreement upon booking. Both take about five minutes online.

Pre-Arrival form. Collects your phone number, estimated arrival and departure times, total guest count, number of vehicles, and a photo of a valid government issued photo ID (driver's license or state ID card) along with the ID number, for the person on the reservation only. This is used to verify your identity and run a background check. Your information is secured by industry standard software used by VLS Agencies across the globe. It is not sold or provided to any 3rd party, and ID documents are removed from your file after checkout.

Rental agreement. Establishes clear and mutually agreed upon terms between the host and the guest, outlining both parties' rights, responsibilities, and expectations during the stay. The full agreement is sent to you immediately after booking and is available on request beforehand.

Arrival instructions are sent three days before check in once both items are complete. Your door code is sent at the check in time on your arrival day.

★ KEY TERMS OF THE RENTAL AGREEMENT ★
The guest on the reservation signs on behalf of the entire party and is responsible for any damage caused by guests or visitors during the stay.
Occupancy may not exceed the maximum shown on this listing.
Unapproved guests or visitors may be charged $100 per night per person. Visitors may not stay overnight, and no tents, campers, or RVs may be used on the property.
Tampering with a smoke or carbon monoxide detector carries a $1,000 fire safety fee.
Fires are permitted only in the installed fireplace or a designated fire pit, and only when no burn ban is in effect. No fireworks.
Staying past the check out time without approval is charged at $50 per hour or any portion of an hour. If it delays preparation for the next reservation, the full nightly rate for that night plus any cost of accommodating incoming guests also applies.
Any hot tub, dock, shoreline, or watercraft is used at your own risk. Children and non swimmers must be supervised at all times.
For bookings made through Airbnb or Vrbo, that platform's cancellation policy applies.

★ CLEANING & FURNITURE ★
Standard Cleaning
A basic cleaning service is included in your reservation. This covers laundry, light cleaning, and preparation of the home for future guests.
Please help us keep things in good condition by cleaning up after yourself during your stay.

Excessive Mess
We ask that the home be left in a generally tidy condition. If the home is left excessively messy (for example, food spills, trash everywhere, damaged linens), an additional cleaning fee may be charged based on the time and effort required to restore the property.

Furniture
Furniture must not be moved. If it has been significantly relocated and not returned to its original position, a repositioning fee may apply to cover time and labor.

★ RIGHT OF REFUSAL ★
In accordance with Tennessee law, we reserve the right to decline an inquiry, or to decline or terminate a reservation, for any of the following reasons:
Bookings made for the purpose of hosting a group event, gathering, party, reunion, or function of any kind.
Fraternal organizations or sororities booking events not associated with membership.
Churches booking events unrelated to membership or religious affiliation.
Bookings where the reserving guest will not be staying at the home, other than a corporate booking made for employees.
Bookings by local residents for stays shorter than 14 days.
Smoking inside the home by any member of the party.
A background check revealing incidents involving theft, drug distribution, destruction of property, violence, or any matter concerning the safety of children.
Any misrepresentation of the party size, guest identity, age, or purpose of the stay.
Any other relevant factor deemed necessary by management.
