Heated pool, all on 1 level, rural location. Near to restaurants, historic towns

Characterful converted prune oven barn holiday let, the gite is set on the ground floor with wheelchair access, a private heated saltwater swimming pool and gardens. Set on a hill surrounded by countryside. Short drive to historical towns with weekly farmers' markets and restaurants.

The cottage is well equipped and furnished and sleeps up to six people over three bedrooms – one double room and two twin rooms, although please note that one of the twin rooms can also be converted to make a large king-size bed. A baby cot, bed rails and a high chair can also be provided at no extra cost.
There is a bathroom with bath, wet room shower, washbasin and wc and a second shower room with washbasin and shower. Also a separate wc with a hand wash basin.

The nearest restaurant bar is at Auriac sur Dropt 2.8km (1.2 miles), 30 minutes walk along a country road.

The dining room retains the openness of the original by having two large sliding windows all along one side, giving the room a light airy feel. The horseshoe-shaped kitchen fits snugly into the old prune drying area.

The cottage is all on one level, so there are no stairs to negotiate and it is wheelchair accessible.

Bedroom 1: Double room with double aspect windows looking out over the garden and surrounding fields. Built-in wardrobe, chest of drawers, bedside cabinets and a room fan. King-size bed, 160cm x 200cm, door width 89cm.

2 bathrooms, 2 WCs: Located next to/opposite the bedrooms:
Large spacious bathroom with a full bath, basin, spacious wet room walk-in shower area and a wc with lots of space to one side. Door width 89cm. Suitable for a wheelchair.
Shower room with a wet room walk-in shower and a wash basin.
There is also an additional separate wc with a hand wash basin.

Kitchen / Dining area: Open plan kitchen area and dining table with opening doors and views over the garden and the pool, there is a lovely covered outside dining table and chairs just outside the kitchen. The kitchen facilities include a fridge freezer, oven, grill, Ninja multi cooker, dishwasher, microwave, kettle, POD espresso machine and filter coffee machine.
There is also a separate laundry room with a washing machine.

Lounge area: Cosy lounge with sofas in front of the old feature fireplace, Smart TV with English channels and also French channels, DVD player. Free high-speed fibre Wi-Fi.

Outside: From the kitchen dining area walk out to a covered terrace with a table and chairs, looking out over the garden and the pool, a sloping path takes you from the house to the pool terrace. The garden surrounds the property on three sides, the fourth is farmland. At the far end of the garden is a children's swing. There is also an additional covered area for table tennis.

This is a quiet rural position, the owner's neighbouring property is used occasionally but does not impact on the privacy or facilities afforded by guests of Columbine, the other buildings are the old farm barns which are not used. This property and buildings are set at the end of their own road high on a hill, the nearest neighbour is quite a way across farmland.

Private heated pool: Measures 5m x 10m (4.9m x 9.8m) plus walk-in steps with a handrail and is protected by an alarm, chlorine pool. Surrounded by a sun terrace with sun loungers.
The step depths into the water measure: 1st step is above or on the water line, 2nd step 20cm deep, 3rd step 45cm deep, 4th step 65cm deep. The shallow end is 90cm deep and the deepest part is 1.8m. Pool heating is included during certain dates only.

Information for wheelchair users and guests who are not so mobile: Colombine is all on one level, it is a very old property, and whilst it has not specifically been designed for wheelchair access there are 3 bedrooms on the ground floor without any steps and minimal door treads. There is a level concrete path and terrace all around the villa and a sloping path from the terrace down to the pool area.

1. Large spacious bathroom with a full bath, large wet room style shower area, washbasin and WC all with wall-mounted grab rails. A shower chair with armrests (not on wheels) is provided for guests' use. The wash-basin height from the floor to the underneath is 71cm.
2. Shower room. The shower room door is 79cm wide, the wet room shower is 90cm wide.
Bedroom door widths are provided above along with the bedroom descriptions.
There is a gravel driveway with a concrete pathway outside the front of the house. The front door has a gentle slope up to it, the door width is 84.5cm, small door tread sill is 2cm high. It's also possible to enter Colombine via the large sliding doors in the dining area or the double doors in the lounge. The double door width in the lounge is 110cm, door tread sill is 3cm high. Locally in the area: Duras centre is 8km away and the nearest supermarket at Duras is 7km away through country roads. The ancient town of Duras where there are bars, restaurants, banks and shops as well as a traditional weekly market every Monday morning and a bustling night market every Thursday in the height of the summer months. Allemans du Dropt (6km) has a restaurant, bar, bakers and butcher. Many more towns and villages to explore locally.
The nearest restaurant is at Auriac sur Dropt 2.7km away or a 30-minute walk down a country lane Le Camelia Restaurant. This now has new owners (winter 2025), we are unsure if they will stay open or what will happen to the restaurant.

Monsegur (17km) and Duras (8km) are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which hosts weekly live music.
There is also Cinema Eden in Monsegur, which shows international films in their original language version (VO), a selection of English-speaking films with French subtitles.
The market squares also host many festivals and events throughout the year.

Beach: A freshwater lake with a sandy beach at Blasimon is just 37km away and is a popular attraction to take children for a day out. The gently shelving sand provides a fun environment for splashing around and cooling off in the heat of the summer sun. Aqua Park is 33km located near Bergerac. Beach, canoeing and a water park. Aqua Fun Park near Casteljaloux is 56km. The park has a huge freshwater lake, picnic benches, walks, facilities, a man-made sandy beach, water sports, kids' play area…. great for adults and kids.

Chocolate: Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet Gourmet Chocolate has a very nice shop to visit next to their artisan factory. 2km from Duras.

Tree adventure and climbing park: Just 16km away, climbing through the trees and zip wire, fun for all the family and includes a snack bar.

Public tennis courts: Good quality courts are located in Monsegur, Duras & St Sernin de Duras and are usually booked via the local Tourist information centres.

Canoe Kayak hire: Allemans-du-Dropt 7km: Dropt river. Sainte-Foy-la-Grande 24km: On the Dordogne river.

Boat trips: Dordogne river boat trips are available in Bergerac.

Golf: There are many pay-and-play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 21km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and a relaxing beauty spa.

Pool: The pool is open from the beginning of April until the beginning of November. ​​Pool heating is included for all dates. The pool temperature is subject to environmental factors and cannot be guaranteed.
