    Starter household cleaning and hygiene products are provided. Guest is responsible for any additional supplies beyond the starter set.
    • Security Cameras on site
    We receive notifications from exterior cameras 24/7.
    • Rental Period
    Check-in: 4:00 PM; Check-out: 10:00 AM. Late departure without prior approval may result in additional charges equal to the daily rental rate.

    o Take trash to bins (Tues & Fri pick up)
    o Lock all doors and windows
    • Maintenance & Repairs
    While systems are maintained, no guarantee is made against mechanical failure. Guest must report issues promptly. Repairs will be performed in a timely manner, with no rent reductions or refunds for interruptions.
    • Pool Safety
    o Swim at your own risk, there is no lifeguard on duty.
    o Children must be supervised at all times.
    o No glass in or around the pool area
    o Please rinse off sand before entering the pool.
    o Do not tamper with pool equipment or settings.
    • Force Majeure
    If a mandatory evacuation is ordered due to a natural disaster or government directive, the Guest will receive a prorated refund for any unused nights.
    Otherwise, the Guest is responsible for their own travel insurance. Hurricanes are common in the region, but they rarely trigger mandatory evacuations—so if your trip is disrupted without an official order, that’s where travel insurance steps in.
    The Owner is not liable for delays or cancellations caused by events beyond reasonable control, including but not limited to weather, utility outages, equipment breakdown.




    🔒 Additional Terms and Conditions
    Please read the following conditions carefully. A breach of these conditions will be considered a material violation of this agreement and will result in immediate eviction and forfeiture of rent.
    1. Registered Guests Only (Minimum Rental Age 25)
    Only guests listed on the reservation are permitted on the property unless pre-approved. No parties or events. All persons staying are bound by this Agreement.
    2. Occupancy Limits
    Maximum occupancy is 9 persons unless prior written consent is obtained. Exceeding this limit incurs a charge of $500 per unauthorized guest, per night.
    3. No Smoking, Drugs and Firearms
    This is a strictly non-smoking property (including vaping). Smoking inside or near doors/windows will result in additional cleaning fees.
    4. Access & Security
    Guest will be provided with an access code. Unauthorized access to locked or restricted areas constitutes grounds for immediate eviction and forfeiture of rent and liability for any damages or missing items.
    5. No Commercial use without prior approval
    6. No Mail or Package Deliveries without prior approval
    7. Liability Waiver & Risk Notice
    Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property.
    UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.
    TENANT is advised that the UNIT contains a bunk bed. TENANT agrees to use the bunk bed at his/her own risk and to hold the LANDLORD harmless for any damage and/or injury caused by TENANT’s said use of a bunk bed. TENANT shall be liable for any damage caused to the bunk bed.
    8. Indemnification
    Guest shall indemnify and hold Owner harmless from liability for property damage, injury, or legal claims arising from occupancy, rule violations and/or violations of law to fullest extent permissible under law.

    Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.


    Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

    RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.

    PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.

    ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
    PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance

    CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.

    UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

    STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.

    APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises;
