POOL INFO
The host does not control pool temperature or maintenance as the facility manages the pools. 5 of the 10 community pools are heated during cold months. Guests must follow posted pool safety rules.

No smoking inside the home. If you smoke outside, it must be 10 feet away from all doors and windows, and guests are expected to pick up cigarette butts/smoking messes.
No events, parties, weddings, wedding receptions, large group “dinners”, or other large gatherings are allowed. Review additional rules for more info.
No outside guests allowed at any time. Please contact host if you would like someone added to the reservation for liability purposes.
Children must never be left unattended.
Pets are OK with a fee (must be paid) but are not allowed in the home alone without being in a crate/kennel nor on furniture or beds. Guests are expected to pick up ALL pet messes inside and out. Pet fee does not cover pet messes.
Gulf Highlands Beach Resort Rules & Regulations
1. Quiet Hours: 11 pm - 7am & Pool Hours: 8am - 11 pm - Glass is NOT permitted in pool areas nor the beach. Tents and or Canopies are not allowed in pool area. All POSTED pool rules must be followed. Read signs posted in pool areas. Children must wear "Little Swimmers Disposable Swim pants" type product.
1. Pets: All pets must be leashed and waste cleaned immediately. Pets may not be caged or tethered outside your unit without an owner present. Most owners do not allow pets.
3. Trash: Tie up in bag and place in GHBR SILVER trash bins.
4. Beach Toys, Wagons, Grills, Towels are to be kept behind unit in a neat and orderly fashion.
5. Golf Carts: Street Legal Rental golf carts or Rental scooters are no longer permitted in GHBR. Vehicle operation limited to LICENSED DRIVERS ONLY!
6. Occupancy: Homes within the resort are intended for use only as single-family residences. The maximum numbers of people allowed to stay overnight in a home are as follows:
• Efficiency (Condominium) & One Bedroom (Condominium) = Four Persons.
• Townhome = Two Bedroom -Six Persons, Three Bedroom = Eight Persons
7. Parking: Vehicles not in compliance will be towed at owners' expense without notice.
• Amenities parking 7 am - 11 pm. Bring your own tennis rackets, putters and balls.
• Must have a valid GHBR Parking Pass to park on property. No parking on grass or double parking on the street.
• Water Craft, Boats, Trailers, Campers, Susses, or RV's are NOT permitted. Additional storage & parking may be available at Churchwell Parking or Snapbox Storage.
• Before Arrival: You must have a mandatory gate code. ONE vehicle at a time through gates.
Gulf Highlands is not liable or responsible for any damage to your vehicle while on property, parking is at vehicle owner's risk.
Gulf Highlands Office does not handle or assist with Rentals. Call the Owner or Management Company.
Rental Agreement Terms & Conditions
Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Our commitment to inclusivity and equality ensures a welcoming and respectful environment for everyone.
Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.
Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
Please DO NOT spam the host or property manager with photos of items that are normal wear and tear.
The management may enter the property for maintenance or inspection.
After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning:
Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival.
The home comes equipped with essentials for a starter pack; replenishing supplies is the guest's responsibility.
Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy:
The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy:
We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances.
