Filled with natural light, this well maintained and comfortably appointed vacation rental will have you feeling like you’re on beach time from the moment you walk in. Located in between the swanky sophistication of Rosemary and Alys beach on 30A, and the more laid-back nature of Panama City Beach, Inlet Dunes is ideally located for shopping, dining, exploring, and enjoying every activity beautiful South Walton has to offer.

This cozy, modern one bedroom condo is perfect for two, but can actually sleep up to six with a king size bed, a queen sofa sleeper, and a set of built-in twin bunks. Breathe in the salt air and listen to the waves crash along the shore while you enjoy your morning coffee on the balcony. Take in the breath-taking gulf views from the living room of your condo while you prepare meals in the fully stocked Kitchen. Pick up some fresh seafood from the market across the street, or catch some yourself at Lake Powell and enjoy dining al fresco on the balcony overlooking the gulf. The sugary white sand and crystal clear emerald water wait for you off the beach access located just across the street, no more than a minute stroll away. The petite complex also has a community pool as a refreshing alternative to the sandy beach. End a sun-soaked day by unwinding with a glass of wine while you watch the sun sink into the water.

Cute little place and easy beach access!

My daughter and I came for a couple of days with my granddaughter who is one. The communication with the office was hit and miss. We asked for an early check-in, so the baby could have a nap. The day before we were told this would probably be very easy as no one had rented the condo that night to call back in the morning and get the code. When we called the first person told us no “the manager was holding the check in until 4” and an early check in would no longer be available because a realtor may need to show the property. So we called back again and said we would be happy to leave if indeed a realtor was showing the property so they said OK we could go ahead with the early check-in. This just started the vacation off with a little more stress. Nevertheless we enjoyed the condo, it was clean and had suitable amenities. We would have liked to see some additional amenities like beach toys, or towels perhaps a blow dryer? Also, if you’re coming with an infant or small children, I would not recommend this as it’s on the third floor and no elevator is available. We really enjoyed the pool. It was so refreshing after going to the beach and it was very nice to be able to cut through with using the pedestrian gate. The bed is comfortable, but other furniture not as much.

We love staying at Inlet Dunes it is a wonderful condo. However, when we communicated concerns with the property manager they responded that they would send a request to maintenance. No one contacted us or showed up to fix the issues we were having. Overall, we would definitely stay here again, but we were just disappointed that no one showed up to fix the issues we were having in the condo.

Amazing

Loved our stay! So close to everything and it’s at the best beach access spot. This condo complex is the best. Ocean Reef management goes above and beyond. It really is so close to the beach. I have no desire to stay elsewhere. I hate leaving this great review because I want to keep this place a secret!

Decent!

Clean and cozy for my small family of 4. Wish it would have had a heads up about being on the 3rd floor with no elevator. Would have been no big deal if it weren’t booked for my babymoon. Stairs are hard 9mos pregnant with a toddler under 2. Needs a hairdryer. Overall we enjoyed it!

Overall decent, but Better unit options on this property

The location is perfect, the pool is very nice, and parking and building is convenient. However, we stayed in two different units in the pair of buildings on this property and this one does not compare to the other units at all. Some of the doors inside are broken, namely the bathroom doors have difficulty closing and staying closed. There is a door between the rooms and living/kitchen area and it too does not stay closed. Bed linen and towels were nice, but the kitchen was not cleaned thoroughly. The dishwasher was left broken for us with a half exploded dish pod inside. Some of the kitchen equipment was not clean. The bathtub was backing up while showering which probably just needed to be unclogged. There are signs of aging and lack of attention to the interior as well. The property owner/manager was told of all these things and they did attempt to address the dishwasher but maintenance stated a new one was going to have to be purchased and installed. Thus, we hand washed all our dishes. The property owner/manager made no other offers to accommodate us during our stay based on all the things we mentioned. Overall, if these type of things don't bother you, then it's a great place, perfect location, and the property grounds are very nice. But there are other much nicer units on this property, and much better owners/managers.

Roach Motel

If you like to vacation with roaches this is your place! We made a complaint and someone promptly came to put out bait stations. However, we still continued to see/kill roaches during our stay which lets me know this place is INFESTED. There were also ants all by the back sliding doors going to the balcony. Let this be your warning and save yourself the headache.

Just not worth it

The condo is in need of renovation. There's damaged drywall, damaged doors, scuffed paint, and a dinging noise in the wall every time you run the water. Oddly, the doors are covered in dirt/residue where people have grabbed them to open/close. The couch, chairs, blankets, and rug are also noticeably unclean. The TV is hit or miss with responsiveness when using the remotes. Furniture in the bedroom is too big for the space and makes it hard to just walk around the room. Furniture was also noticeably dirty. It was very disappointing how mediocre the condo was. Felt gross to be in it most the time. Like a roach motel from a bad movie.

Great location / Not so great stay

We have stayed in this condo group before. Love the location, the space, the amenities and proximity to the beach. Unfortunately our unit was not checked/cleaned well before we arrived and is in need of a deep clean. It definitely has an ongoing bug and ant problem and needs a really strong pest treatment. We were meet by small ants in the living room area on arrival and the problem only got worse every day. We were told they were sprayed but then told there were no live bugs but they were in the carpet and all around baseboards. Nothing worse than not addressing a problem until the third time reporting. Bugs are not something an upscale property tenant should have to stay with or deal with ever. Otherwise the unit is in ok condition— bathroom door doesn’t close, paper blinds are ripped and dishes in kitchen were dirty. If this was my property I would definitely consider a thorough cleaning before another family has to tiptoe around ants and feel things crawling on them all weekend.

Good location, condo needs work

We loved this location. Super-convenient to the beach. The pool was not clean, but we did see the pool cleaners the afternoon before we left. The tile floors (no rugs in the condo) were pretty gross. We couldn’t walk on them without socks on. The bathroom was dirty upon arrival. Thankfully we’d brought Lysol wipes so we wiped the whole bathroom down. I would either try to find new cleaners, or ask the current cleaners to do a deep deep clean. The location was GREAT, but only giving 3 stars for other issues mentioned.

Inlet Beach

This property was great! Everything was clean, plenty of towels were provided, and there was tons of space! The check in / check out process was so easy and the communication was unbelievably quick! It is right next to the beach access with a restroom. I am definitely saving this property to stay again!

The location was wrong, is NOT between rosemary beach and ysla beach, is before rosemary. Could be cleaner for sure, everything is just ok and the fee for the rental place makes the price double it.

Good Location but needs some TLC

My family and I loved the easy access this condo had to the public access of Inlet beach. The building itself is on the older side. The security gates for both the parking lot and pedestrian gate were both non-functional. The pool was green and appeared not to have been attended to recently. The “ocean view” on the patio is blocked by overgrown trees. Overall - I would say this property serves our needs for a short 2 day pit stop at the beach but I wouldn’t book it again for a full week stay without some updating by the rental company.

An absolute pleasure

This property had the best on everything. Location, facilities and value was top notch. Check in process was seamless and the unit was quiet. The unit is a few steps from the beach and has a pool on site as well. We enjoyed the oceanviews roght from the living room and enjoyed beeakfast on the porch. I definitely will be back.
