Boat Rental Available: Rent our 2021 Sun Tracker Party Barge and explore the bay and Shell Island. Please note that boat rentals are available for the entire duration of your stay only and cannot be rented for individual days.

This home includes one fully ADA-compliant bedroom and bathroom with accessibility throughout most of the property. Please note there is one step-down area that may require accessing from the exterior of the home.

Guest Policy

• Base rate includes up to 10 guests
• Additional guests: $25 per person, per night
• Quiet hours: 10:00 PM to 7:00 AM
• Primary renter must be 21 years or older

Pet Policy

We are pet friendly!

• Maximum of 2 dogs
• Maximum weight: 75 lbs per dog
• $250 non-refundable fee per dog
• No puppies under one year old
• No cats or other animals permitted

Dogs must be supervised, house-trained, crated when left alone, and kept off furniture and beds.

Additional House Rules

• Photo ID required after booking.
• No parties or outside visitors.
• No smoking inside the property. Violation fee: $500.
• Unauthorized late check-outs: $200 per hour.
• Excessive trash or mess fee: $200.

Security

For guest and property safety, exterior video and audio recording devices monitor:

• Front entrance
• Driveway
• Pool equipment area only

No cameras face the pool or hot tub areas or inside the home.

High Impact Period (HIP) Regulations

Panama City Beach enforces additional rules during Spring Break and major holidays, including curfews for minors, occupancy restrictions, and strict enforcement of parking and noise ordinances.

We do make an exception and rent to guests under 25. If everyone in the group is under 20 years old, a $2,500 refundable deposit is required. (All guests must be over 18.) For guests between ages 20–24, the refundable deposit is $2,000.

Unauthorized late check-outs without prior notice or approval
Please be aware that if guests check out late without approval,a fee of $200 per hour will apply, starting immediately after the scheduled check-out time. This fee covers additional housekeeping costs and potential disruptions to incoming guests.

Excessive Trash and Messiness Fee
A $200 fee will be charged for excessive trash or mess left in the property.
