    LIVING AREA: Relax in the stylish living room on a mid-century modern leather sofa or cozy up in one of the armchairs. A 70` LED Smart TV offers endless streaming options, while the fireplace adds warmth to cooler desert nights, enhancing the inviting ambiance.

    KITCHEN & DINING: The sleek, modern kitchen is fully equipped with high-end Samsung Smart appliances, including a refrigerator, gas range, and dishwasher. The spacious island provides ample prep space, and a designer dining table allows guests to dine together while enjoying views of the pool and mountains. The kitchen has everything needed to create gourmet meals and plenty of storage for groceries.

    BEDROOMS & BATHS: With four bedrooms, including two with ensuite bathrooms, this home comfortably accommodates up to eight guests. Each bedroom offers private access to the backyard, featuring a mature mango tree and expansive putting green.

    The primary suite boasts clerestory windows, a California king bed, a 43` LED Smart TV, and direct access to the poolside with mountain views. Its ensuite bathroom includes a large walk-in shower, dual sinks, a soaking tub, and designer accents.
    The second bedroom features a king bed, mid-century decor, a 50` LED Smart TV, and closet space.

    The third bedroom has two twin beds, designed with a complete mid-century vibe.
    The fourth bedroom includes a queen bed and a private backyard entrance, creating a guest suite with its own bathroom and walk-in shower.

    GAME ROOM: The air-conditioned garage has been transformed into a game room, perfect for entertainment with a Foosball table, Pac-Man arcade, and a large screen for movie nights or gaming sessions.

    OUTDOOR AREAS: Enjoy uninterrupted mountain views from all corners of the backyard, featuring a private pool with a hot tub, two fire pits, a full outdoor kitchen, bocce ball court, and outdoor shower. Morning coffee is best enjoyed on the front patio, and outdoor dining for eight provides ample space for group meals. Lounge chairs around the pool and bocce ball area allow for relaxation and taking in the serene surroundings.

    For additional comfort, pool heating is available at $100 per day (recommended November-April; please inquire about current pool temperatures).

    OUTDOOR KITCHEN: The outdoor kitchen is outfitted with a Mont-Alpi SS BBQ grill, side burner, sink, fridge, and refreshment center, ideal for keeping drinks cool on warm days.

    PETS: Pets are welcome, with a $350 pet fee disclosed upon booking.

    - Please review the house rules carefully and share them with all guests in your group. The City of Palm Springs strictly prohibits any amplified noise, including music, outdoors at all times. Violating the Palm Springs Noise Ordinance may result in a $500 citation, and three citations could lead to the revocation of our vacation rental permit. While these rules are set by the city, we enforce them to ensure everyone can continue to enjoy their time at Casa del Arpa. We appreciate your cooperation.

    - Proximity to the Airport:
    The property is just 3 minutes from the Palm Springs International Airport, so you may hear occasional take-off and landing sounds during your stay, as is typical throughout Palm Springs.

    - Pool Heating Information:

    Pool heating is available for an additional fee ($100 per day or $610 per week). The pool can be heated up to a maximum of 86°F, with typical temperatures between 80-86°F.

    - Pool and Jacuzzi Hours:

    The pool filtration system operates from 8:00 AM to 7:00 PM. The jacuzzi can be used until 11:00 PM upon request. Pool and jacuzzi pumps will not operate outside of these hours

    - Rental Contract: A signed rental contract is required in compliance with city regulations (no exceptions).

    - Pool Heating: Pool heating is available for an additional fee of $100 per day or $610 per week. Maximum pool temperature is set at 86°F.

    - Pool and Jacuzzi Hours: The pool filtration system operates from 8:00 AM to 8:00 PM. The jacuzzi can be used until 10:00 PM by request. Pumps will not run outside these times.

    - Early Check-In / Late Check-Out Requests:

    - Early check-in or late check-out must be requested at the time of booking; last-minute requests will not be accommodated.

    - Approved early check-ins or late check-outs (up to 2 hours) incur a $100 fee.

    - For over 2 hours, an additional full night’s rate will apply at the current rental rate.

    - Noise Restrictions: Palm Springs enforces a strict noise ordinance with high-decibel detectors on the property. Outdoor music or loud noise is prohibited at all times.

    - Smoking Policy: No smoking is allowed indoors at any time.

    - Pet Policy: Pets are permitted by approval only, with a maximum of one pet per stay and a $350 pet fee.

    - Occupancy: No events, parties, filming, or additional guests beyond the occupancy limit.

    Palm Springs Regulations:

    - Guest Capacity: Maximum of 8 overnight guests, with an additional 2 children under 12 allowed.

    - Daytime Visitors: Limited to 4 additional daytime visitors.

    - Parking: Maximum of 4 vehicles, one per bedroom. All vehicles must be parked in the driveway.
