- Utility max of $600 per month - guest is responsible for all overages (only applies to bookings over 30days)

-Non-Abnb/HVMB cancellations incur a non-refundable 5% processing fee. Full refunds per policy will be 95%.

-Club house, pickleball/tennis, community pool/spa access permitted
