Bring the family together at this spacious 7-bedroom, 3.5-bath Palm Coast home, with a private heated screened pool, game room, and an attached first-floor guest suite. Pool heat is included. The entire home and suite are exclusively for your approved group — no shared spaces or separate suite rental.

SPACE FOR TOGETHER TIME AND PRIVACY
The main home has a full kitchen, dining for 10, a generous sectional, and multiple living areas. The private first-floor suite has a queen bedroom, its own living room, kitchen with dishwasher, full bathroom, and direct patio/pool access — ideal when different generations or couples want their own space.

Seven bedrooms provide nine beds: two kings, three queens, and four twins. The suite queen is included in those totals. Most bedrooms require stairs; the suite is on the first floor. Use the bedroom photos to plan sleeping arrangements within the approved occupancy limit.

POOL, PLAY, AND EVERYDAY COMFORT
Enjoy the screened pool, covered outdoor seating, dining area, grill, propane fire pit, and fenced yard. The garage game area features Skee-Ball, air hockey, ping pong, darts, and hook-and-ring games. The front sitting room has board games and a workspace with monitor. Wi-Fi, Ethernet, TVs for your own streaming accounts, washer/dryer, Pack ’n Play, and booster seat/high chair are provided.

Flagler Beach is about 7 miles away. Shops, groceries, restaurants, and Palm Coast parks are convenient, with St. Augustine and Daytona Beach options for day trips. This is an inland home in a quiet residential community, not a beachfront property or event venue.

BEFORE YOU BOOK
A PEACEFUL RESIDENTIAL STAY
This home is in a quiet Palm Coast residential community. Maximum occupancy is 10 people age 4 or older under local rules; children age 3 or younger do not count toward that cap but must still be disclosed. Only registered guests and visitors approved in writing may be present. Please obtain written approval and update the agreement before adding anyone or a vehicle.

REQUIRED BEFORE CHECK-IN
The booking guest must complete the secure Hospitable guest portal: a signed rental agreement, government-issued photo ID and selfie verification for local rental-compliance records, contact details, names/ages of all occupants, and vehicle make/model, registration state, and plate. This is separate from platform verification. If rental-car details are not known, enter RENTAL and supply the details at check-in before parking. Access instructions and door codes are released only after the disclosed requirements are complete. For same-day bookings, complete them promptly before arrival; message us if you need help. Do not email ID documents.

The agreement includes the booking guest's certification that they are not a registered sexual offender or sexual predator and that, to their knowledge, no occupant or visitor is; city inspection acknowledgment; emergency contacts; and the house rules below.

HELP US CARE FOR THE HOME
• Check-in: 4 PM; checkout: 10 AM.
• City quiet hours: 10 PM–7 AM, strictly enforced. Pool hours: 8 AM–10 PM. No pool use or outdoor gatherings after 10 PM; please bring the group indoors. No parties or events.
• Four vehicles total, including up to one in the garage. Outdoor parking is driveway-only. Do not drive on grass, the yard, swale, or sidewalk. Do not park on those areas, on the street, or in the right-of-way; city fines may apply.
• The grill and fire pit must remain in their locations. For fire safety/insurance requirements, turn off controls AND close propane cylinder valves whenever not in use and at checkout. Once completely off and cool, clean both the grill and fire pit according to the provided safe-use instructions, including the grill cooking surfaces, and remove food, trash, and debris from and around both appliances. Do not pour water into the fire pit; message us if you need help. Do not dismantle or move gas equipment.
• Keep exterior house doors and screen doors closed except when passing through. Check that both pool-door chime/alarms are on upon arrival and keep them enabled; children always need adult supervision.
• Keep outdoor furniture in its designated areas. Remove pool toys, personal items, and trash from the pool/lanai/outdoor areas after use and return supplies to storage. Put bagged trash in the covered garage bins; our team handles curb placement unless instructed otherwise.
• The locked exterior owner's shed stores maintenance supplies and is not accessible. Do not attempt to open or enter it. Locked owner closets/cabinets and marked private areas are also excluded.
• No smoking or vaping indoors. No pets; service animals are handled under applicable law and platform policy. Commercial photography or paid content production requires written approval before booking.

IMPORTANT AGREEMENT TERMS
Unregistered guests/vehicles, excess occupancy, prohibited late-night pool use/outdoor gatherings, or serious or repeated violations may result in termination and a request to leave immediately through lawful notice/removal procedures and platform support where applicable. Guest failure to complete requirements disclosed before booking, or termination for guest breach, does not by itself entitle the guest to a discretionary full or partial refund. Refunds required by law, platform policy, or the governing cancellation terms remain available.

The booking guest is responsible for documented damage and city fines attributable to their party, and reasonable attorney's fees, collection costs, or enforcement expenses only where legally recoverable and permitted by the platform. Claims follow the platform or lawful direct-booking process; there are no automatic penalties or unrestricted card charges. Routine turnover cleaning is included; an unfinished checkout chore does not create an automatic fine. The agreement and truthful booking records may be used as dispute evidence, but lawful dispute rights and mandatory refund protections are not waived. New terms do not retroactively change an existing booking without valid agreement.

SAFETY AND SERVICE
Exterior cameras monitor the front entry/doorbell, driveway, and pool/outdoor area; none monitor indoor spaces. A noise-decibel monitor in the living room area measures sound levels only and does not record conversations or audio. Pool heat is included but a specific water temperature is not guaranteed. A technician may access the pool area for weekly service; follow any chemical-treatment waiting period. Most bedrooms require stairs; the private suite is on the first floor.

Optional travel insurance may be available, subject to eligibility and policy terms. Purchasing it does not change the cancellation terms or mandatory platform protections.
