    Welcome to Motunui (moh-too-NOO-ee) Villa—a completely renovated 5-bedroom, 5-bathroom vacation home located just 2 miles from Walt Disney World.



    Designed for large families, multiple families and multi-generational vacations, Motunui Villa comfortably sleeps up to 11 guests and offers:

    Set on the peaceful Reedy Lake side of Windsor Hills, Motunui Villa combines beautifully renovated interiors, thoughtful family amenities and plenty of entertainment—all within one of the closest vacation-home communities to Walt Disney World.

    The bright, open-concept living area offers plenty of room for everyone to relax together after a day at the parks. Enjoy comfortable seating, a large 75-inch Smart TV and direct access to the covered poolside lanai.



    The fully renovated kitchen features quartz countertops, stainless steel appliances, generous storage and a dedicated coffee bar. It comes fully equipped for everything from quick breakfasts before Disney to relaxed family dinners at home.

    Step outside to your private screened pool and spa overlooking a peaceful, open setting with no rear neighbors.



    The pool area includes comfortable loungers, outdoor dining and a BBQ grill—perfect for morning coffee, sunny pool days and unwinding together after the parks.



    Optional pool and spa heat is available for an additional fee.

They’ve Thought of Everything!

We had a fantastic stay at Motunui Villa! The house was spotless, beautifully done, and had everything we needed. Honestly, the owners have thought of so many little things that make a big difference when you’re on vacation. Having a stroller, BBQ, and even a cooler with ice packs to take to the clubhouse was such a nice touch! We loved the pool and spa, and the view across the lake towards the clubhouse and waterslides was lovely. The location was great for Disney, and having the Windsor Hills amenities so close was a bonus. You can tell the owners really care about their home and want their guests to have a great experience. It was so nice not having to worry about the little things because they’d already been thought of. We’d definitely stay here again and would happily recommend Motunui Villa to anyone visiting Orlando!

Beyond 5 Stars!

I've stayed at this villa for nearly 8 years. When Sarah bought the property in May she promised a spectacular renovation and she has not disappointed! This is Super Hosting at its finest! 35 years of coming to Orlando this is by far the best villa we've rented! Everything is so high end and focused on comfort and convenience. Yes, The parks are magical and these are now complimented by a home which makes family time a 5 star experience! We self cater due to fussy kids and allergies and the kitchen has every gadget and implement you can possibly need! We've enjoyed fabulous evenings outside eating, drinking, playing games at the huge family table. As a British family we come for long stays to get the value. We have had a blast! Gorgeous bedrooms all with swish en-suites are stunning! Games room caters (properly) for all ages. Plus total sun all day and the privacy of a gorgeous lake view not other villas. We've booked our next 3 vacations up to April 28, I can't recommend this home enough!

The Perfect Disney Family Getaway

We had an absolutely wonderful stay at Motunui Villa! The home is even more beautiful in person than it looks in the photos. Everything feels fresh, spotless and thoughtfully designed, and you can tell how much care has gone into every detail of the home. The layout was perfect for our family. Having three bedrooms on the main floor and five bathrooms gave everyone plenty of space and privacy. The kids absolutely loved the themed bedrooms and Mario games room, while the adults loved the beautiful kitchen, comfortable living spaces and having our own private pool and spa to come back to after busy days at the parks. The location was fantastic—so close to Disney, and Windsor Hills itself has so much to offer. We loved being able to enjoy the resort amenities while still having our own private home and pool to relax in. The villa was incredibly well equipped. The kitchen had everything we needed, there were TVs throughout the house, plenty of towels and linens, and so many thoughtful extras that made travelling with a family much easier. Sarah was an amazing host—friendly, responsive and genuinely cared that we had a great stay. Communication from booking through checkout was excellent. We have stayed in several vacation homes in the Orlando area, and Motunui Villa is easily one of the best. Beautiful home, fantastic location and a wonderful host. We would absolutely stay again and wouldn't hesitate to recommend it to other families visiting Disney!

Another Amazing Stay - We Really Didn’t Want to Leave!

We’ve literally just arrived home and I wanted to write this while the holiday was still fresh in my mind. We’ve had an absolutely stunning two weeks and genuinely couldn’t have asked for a better place to call home while we were in Florida. This was our second stay in one of Sarah’s villas, and we were lucky enough to be the first guests in this one following its complete renovation. Knowing from our conversations beforehand just how much work, thought and effort Sarah had put into getting everything finished made it even nicer to finally walk through the door. The result is fantastic. The villa genuinely has everything you could possibly need. It’s beautifully finished, spotlessly clean, incredibly comfortable and feels like a home rather than simply a holiday rental. The games room is brilliant and got plenty of use, but the absolute winner for us was the pool and spa — used at least once every single day and the perfect place to come back to after a long day out. Location was absolutely perfect for us too. You have pretty much every shop and restaurant you could want within about a mile, with Walmart literally at the end of the road (although our top tip is to go at about 6am unless you particularly enjoy Walmart chaos 😂). Universal was around 25 minutes away, and Vineland Premium Outlets about 15 minutes on a good run — dangerously convenient if, like us, you have a weakness for outlet shopping! We didn’t do Disney this time, but the location really couldn’t have suited our holiday any better. Close enough to everything when you want to be out, but once you’re back at the villa you can completely switch off and relax. One of the things that also makes such a difference is Sarah herself. Communication before and throughout the stay was excellent. Having seen how much she personally cared about getting every detail of the renovation right, it’s obvious this isn’t just another rental property to her. If there was anything to check or sort, she was there. After two stays with Sarah now, I think the biggest compliment we can give is that we wouldn’t hesitate for a second to book with her again. We arrived excited to see the new villa and left genuinely sorry to say goodbye to it. Thank you Sarah for letting us make it our home for the last two weeks. We’ve made some amazing family memories there and absolutely loved it. ❤️ Already missing that pool and spa! 🇺🇸☀️
