The Space:

Whether you’re gearing up for a theme‑park adventure or winding down after a day of fun, the home offers room for every part of your stay. You’ll find plenty of space for your group to spread out, relax, and make the villa your own.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs, including a Jack and Jill layout. The sleeping mix features several king beds, rooms with two single beds, rooms with double beds, a bedroom with three double beds, and a baby crib. Each room provides a private place to recharge between outings.
Living spaces
Two spacious living areas give you room to gather, watch TV, or simply enjoy each other’s company. A dedicated game room and a movie theater add extra options for low‑key evenings or shared downtime. Air conditioning and heating keep the indoor environment comfortable year‑round, and a washer and dryer, towels, and bed linens are provided for convenience.
Outdoor living
Step onto the patio to find a private pool with optional heating and an inviting hot tub. A BBQ grill and ample outdoor seating let you enjoy meals or casual conversation under the warm sky. The pool and hot tub are perfect for a refreshing dip any time of day, and the surrounding garden space offers a relaxed spot to unwind.
Kitchen & dining
The full kitchen is equipped for meals of any size, with plenty of counter space, appliances, and storage. Indoor and outdoor dining areas let you choose where to share breakfast, dinner, or snacks, whether you prefer the shade of the kitchen island or the breezy patio setting.
Convenience & amenities
A private entrance with a smart lock and free on‑site parking make arrivals simple. Wifi and a dedicated workspace support any need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa is pet‑friendly.
Neighborhood
Located in the ChampionsGate community, you’re close to a community water park, amenity center, and clubhouse. Nearby golf courses, restaurants, and easy access to Disney, Universal Studios, and major roadways let you explore Central Florida with ease.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
