With a chef`s kitchen stocked with Sub-Zero & Viking appliances, an open-concept living area flooded with natural light, and beach gear ready to grab and go — everything is taken care of. Just show up and enjoy.

Oceano Breeze is nestled less than 75 yards from the beach in one of Oceano`s most charming coastal neighborhoods. This spacious custom home sleeps 12 comfortably across 4 bedrooms and 3 bathrooms — perfect for family vacations, group getaways, ATV weekends, or an extended coastal retreat.

Cook like a chef on vacation. The fully stocked kitchen features professional Sub-Zero & Viking appliances, along with cookware, bakeware, dishes, glasses, utensils, spices, oils, coffee, and tea. Everything you need to prepare a feast — or a quick breakfast before hitting the sand.

-- THE LIVING AREA --
The upstairs open-concept living and dining space is bright, airy, and designed for gathering. Four skylights fill the room with natural light. Comfortably seat 6 at the dining table plus 3 at the kitchen island. A large Smart TV, cozy seating, and easy access to the rooftop deck make this the heart of the home.

-- THE ROOFTOP DECK --
End every evening up top. One flight of stairs from the main living area takes you to your private rooftop deck where you can unwind on lounge furniture, listen to the ocean waves, and take in beautiful views of the dunes.

-- THE BEDROOMS --
Bedroom 1 (Downstairs Master): King bed, en suite bathroom with walk-in glass block shower, Smart TV, dresser, private deck access, and in-unit washer/dryer.
Bedroom 2 (Downstairs): Queen bed, dresser, two nightstands, Smart TV.
Bedroom 3 (Downstairs): Queen bed, dresser, two nightstands.
Bedroom 4 (Upstairs): King bed + 4 twin beds — sleeps up to 6. Includes a Smart TV, table and chairs for games, and dresser.

-- THE BATHROOMS --
Bathroom 1: En suite to Bedroom 1, walk-in glass block shower.
Bathroom 2: Full bathroom with walk-in glass block shower.
Bathroom 3: Full bathroom with walk-in glass block shower and an oversized soaking tub.

-- PARKING & GARAGE --
The 2-car garage also houses a ping pong table, beach chairs, beach wagon, boogie boards, and beach toys — everything you need for a full day at the shore. The driveway fits 2 additional cars for a total of 4 onsite parking spots. A BBQ is available for use.

-- THE NEIGHBORHOOD --
You`re in a quiet, walkable beach neighborhood with so much to explore. Rent ATVs and quads just a few blocks away. Have a bonfire on the beach year-round — grab firewood at a nearby convenience store. Pismo Beach, Downtown Pismo, 5 Cities Outlets, and local grocery stores are all within a 5-minute drive.
Guest that is booking must be at least 25 years old.
Additional cleaning that is above the normal wear and tear is a $150 fee.
Late checkout without prior approval is $150 fee.
Smoking on the premises is a $250 fee.
No EV Charging allowed. Guest will be asked to cover the extra charges if an EV vehicle is charged during their stay.

Our home has a max amount of 12 guest. To ensure comfort and safety, we kindly ask that no more than 12 people occupy the premises at any given time unless prior approval is received. This includes those spending the night and also those enjoying the home during the day. If you are hoping to have more than 12 people in the home, please obtain approval before you book your stay. We have an extra fee of $100 per person per day for any unapproved visitors over the 12th guest.

Please note that the living room fireplace is non-operational.
