The Price includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).

The Price Does Not Include:
- Mandatory extra cleaning in case of presence of animals (€ 50.00 per week per animal)
- tourist tax (€ 3.00 per person per day for a maximum of 6 days. Children under 14 are exempt)
- In case of failure to dispose of urban waste, at check-out the payment of € 70.00 per week or fraction of a week will be required.

Villa Majoli is located on the south-eastern side of Sicily, in the heart of the Val di Noto, famous for its fascinating Baroque architecture and the richness of its indigenous crops. Just 10 minutes from Marzamemi and 20 minutes from the centre of Noto, the villa is ideally located as a base for exploring the area. From its elevated position you will be captivated by the panoramic views of the Vendicari Nature Reserve, just 5 km away, with its wonderful beaches and typical vegetation. In total harmony with its natural surroundings, the sinuous forms of the garden, designed by the landscape architect, Ivan Gallo, follow the natural undulation of the land around the villa in total osmosis with the views of the reserve. Villa Majoli boasts an exquisitely designed outdoor area under the shade of a canopy with a dining area with barbecue inviting you to pleasant meals. Just past the dining area is the outdoor sitting area from where you can admire the Vendicari marsh and the sea. On a lower level of the garden is the large infinity pool with wide teak borders. The exterior blends in perfect harmony and fluidity with the interior. The owners have chosen to pay great attention to detail, using local artists and craftsmen. Inside, the rooms are bright thanks to the large French windows opening onto the terrace. The kitchen has a traditional flavour, given by the lacquered terracotta worktop, the vintage sideboard and the central table. The four double bedrooms enjoy generous space and have direct access to their own outdoor area. The spaciousness of this villa makes it ideal for a large group where everyone will find their own space. For those who prefer to explore the area, the Vendicari Nature Reserve offers a number of walking trails, fine sandy beaches, rocky shores, lagoons, flora and fauna. The delightful old borgo of Marzamemi teems with picturesque bars and restaurants. Villa Majoli is a few minutes walk from Villa Passo degli Aironi, perfect for a large group wishing to occupy two neighbouring villas.
Interior:
This fully air-conditioned villa has two floors. On the ground floor, an antique wooden door opens onto the main entrance which leads to the corridor and the bright informal living room, characterised by a sitting area with comfortable sofas and a rich bookcase, as well as a dining area with large windows overlooking the exterior. The dining area is connected to the kitchen which can also be accessed from the corridor, facilitating the free flow of this space. The corridor then leads to a small single bedroom and a private bathroom. Also on this floor are two double bedrooms, each with ensuite bathroom, wardrobe and private access to the outside. In addition to the bedrooms, there is a formal dining room, which opens onto a terrace, and a second living room with double windows overlooking the beautiful garden. On the upper floor are two comfortable and elegant double bedrooms, each with ensuite bathroom, wardrobe and terrace with views of the countryside and the Vendicari marsh. All the bathrooms, lined with the classic majolica tiles of the master ceramist, Nicolò Giuliano, of Monreale, are equipped with double basins and large showers and are also lit by skylights.
Park:
This villa flaunts the exceptional quality of the surrounding landscape. Upon entering the property you are immediately greeted by a driveway bordered by orange trees followed by the imposing staircase in light-coloured stone where real cacti alternate with works of art. Surrounding the house is a large furnished terrace with a sitting area under the canopy. On the other side of the terrace is a second living area with masonry sofas, directly accessible from one of the two double bedrooms. Romantic paths wind up a hill between evergreens and Mediterranean scrub leading to the dining area shaded by reeds with an outdoor kitchen with a large brick barbecue, and a large wooden table with long benches. At the end is a masonry living area with a view over the Vendicari marsh. Steps bordered by fragrant rosemary lead down to the lower level of the garden containing the pool area with shower and bathroom and a small gym with two exercise bikes and a multi-purpose bench. The park includes a cactus garden and a pond (you need to be careful with children in this area).Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in a secluded position and not visible from the villa, which is about 50 m away, on a lower level of the garden and reached down a flight of 15 steps. This rectangular infinity pool, measuring 16 x 4 m with the depth ranging from 1.20 to 1.80 m, is lined in PVC with a border in light-coloured local stone. All around, the teak wood flooring offers a large space with deckchairs and sunbeds under a bamboo cover. Nearby is the changing room with hot-water showers and bathroom. There is also a small air-conditioned gym nearby. The swimming pool can also be used in the evening thanks to the lighting both inside and outside the pool and will remain open from the last Saturday in April to the first Saturday in October.

Pets: On request. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
