Aetheria is a private wellness retreat for two adults, ten minutes from Niagara Falls. The 14-foot heated swim spa anchors a fenced backyard built for slow evenings — gazebo with string lights, firepit, glass rain shower, year-round soaks. Inside: king ensuite, dedicated wellness lounge. Adults only. No children, no parties, no extras. Just somewhere quiet to swim, soak, and unwind. Welcome to Aetheria

Aetheria is a private adults-only retreat designed for rest, connection, and relaxation. Every detail has been thoughtfully prepared with comfort, cleanliness, privacy, and exceptional hospitality in mind.

To help preserve the experience our guests value, we kindly ask that you observe the following:

• Maximum occupancy is 2 registered adult guests. To maintain the intimate nature of the retreat, visitors, children, infants, and pets cannot be accommodated.

• Please enjoy our outdoor spaces respectfully and be mindful of our residential neighborhood. Appropriate attire is required in all outdoor areas.

• Swim Spa: Please shower before use, avoid food, beverages, glass, oils, lotions, and soaps, and secure the cover after each use to help maintain water quality and temperature.

• Quiet hours are observed from 10:00 PM to 7:00 AM. The backyard, swim spa, and firepit are available until 10:00 PM daily.

• Aetheria is intended for peaceful getaways, anniversaries, and wellness retreats. Parties, events, and gatherings are not permitted.

• Smoking, vaping, and recreational drug use are not permitted anywhere on the property.

• For the safety and security of our guests and property, exterior security cameras and decibel-monitoring devices are in use. There are no cameras or recording devices inside the home.

Prior to arrival, guests will be asked to complete identity verification, a rental agreement acknowledgement, and damage protection through our secure third-party platform.

Self check-in begins at 4:00 PM via smart-lock access. Check-out is at 11:00 AM.
