Family Staycatoion

What a GREAT last minute get away! Thank you for the bag of ice and plenty of towels. Most importantly my dad who is in a wheelchair was able to enjoy this place as well! We will definitely be back!

Great Place

Great Location, great place. Primary bedroom is large but the other 2 bedrooms are not very big. Bath and beach towels were provided but no chairs. The place was clean and management was easy to work with. Other reviews mention the loud water heater and it is very loud, also any steps taken upstairs are very loud but that is the same at any place I've ever stayed.

Family Getaway

We enjoyed the 1 block walk to the beach, the bike paths, and close proximity of grocery. Comfortable accommodations, lively and friendly neighborhood, relaxing patio. We needed another full day to really appreciate the time together! Read the reviews to see if this is the place for you!

clean and nice, but loud

This is a great unit and is local to pretty much everything you'd want by foot. Its clean, bright and airy....but the hard floors upstairs and the younger tenants that occupy the two apartments up there make the lower LOUD.

Perfect Beach Getaway

This beach house is exactly as described. Literally a few steps away from the beach. Walking distance to grocery store, restaurants, and shops. 5 minute walk to pier down the boardwalk. Entire home was very clean and comfortable. Great living room and entertaining space. Bedrooms/bathrooms are large and private with tons of storage. Kitchen is fully stocked with supplies to cook and clean. Random board games, beach gear (chairs, umbrellas, kids toys), TV in living and master bedroom, good wifi connection. Patio is big, gets lots of sun and has a lot of chairs to entertain. Our only complaint, which is kind of a big one, is the noise from tenants upstairs and the water heater next to the master bedroom (in laundry room). You are able to hear each step, chair and door throughout the day/night from upstairs. When someone uses hot water in the unit, the water heater can be heard making a popping noise in the master bedroom. However, after the first day you tend to forget it's there because the rest of the place and area is so great. Highly recommend for everyone as long as some neighbor noise doesn't bother you too much. Price, location, amenities, etc... it's perfect. *bring linens/towels or "rent $$" owners

Great Location/Needs Some Maintenance

Perfect location near the beach, pier, restaurants, and grocery shopping. Nice size three bedroom, two bath. Fully equipped kitchen. The whole place could use more attention to general maintenance. We would stay there again.

Great Place, Great Location

This was a great stay for our family. The location is perfect and the house is very nice. The only issues would be the fridge was not cold enough and the living room couches are very uncomfortable. Other than that a great place.

Fantastic week

My family and i enjoyed our stay at 4601 w balboa . we enjoyed having the whole unit to ourselves without having an upstairs neighbor. The people next door were very loud ll night long, but left after the first weekend. It was quite hot inside and no screen door to help fresh air in, so bring one of those magnetic ones otherwise the flies will get in. Best feature of this home is the shower. Its a walkin style with multiple jets to get the little one cleaned up after a morning in the sand. It was like a splash park in there to my kids. They loved coming home and getting clean. The traffic on the weekend was pretty loud but being that close to the beach really cancelled out all these details. It was a 5 minute walk with my 2 and 4 year old kids going slowly. The street seems very safe to walk down and there is a back street primarily used for bike traffic so we avoided walking on balboa most of the time. Overall great place and wonderful memories.

Fantastic for a week on the beach

Our family of 7 loved being able to wake up each morning and go for a walk on the beach just steps away with hot cocoa, then come back to change at the house before playing all day on the sand. We rented bikes 1 day to tour the boardwalk on wheels and would totally rent this property again. We did, however, hear the upstairs neighbors quite a bit.

Great home--top location--minor issues

To start off the most amazing thing about this place is the location. You are literally a couple houses away from the beach. That makes it so easy for your children to get access to the beach, bathroom breaks, whatever. 35th St. is a great place to stay because you also have access togrocery stores and other places. We stay in Newport at least three times a year and this was our first day at this home. The check in process was super easy and flawless. That is a big thing because some places in Newport could have a harder check in process. This was really nice. The admin people are responsive and polite. The home was clean and looks just like the pictures. It has great rooms, the beds are really nice and comfortable and most importantly again it is clean. The two things that keep this place from being five stars is number one the couches. I am not too picky when it comes to vacation furniture because you know it's going to get abused but I need to be honest this was the worst couch I have probably ever been on. It was brutal. I'm surprised no one has commented on it before. It is so bad that an adult really cannot sit on it and face the TV without turning it sideways.I know that's weird but it's the truth. It is an awful couch. Get a new one. The only other item was the fridge. Now the administration people were very responsive and had a repairman come out immediately who then told me that I simply did not know how to work the fridge. But I'm telling you that fridge doesn't work how should. They need a new one. If the fridge is on its absolute coldest setting it should freeze your produce. Our produce and drinks were barely even cold. It does not work properly. Other than that this place is in great condition, it is clean, and I do believe it is worth the money but I would not use it again if they have the same couch. The fridge is manageable, but the couch truly has to go. Of all the real estate companies, rental companies or whatever we have worked with in Newport over the years this was one of the best experiences we have had with them. They are great people and you can tell that they really do care about their clients. They are a great company. As I mentioned before we go to Newport three times a year for about the last 20 years. The administration was one of the best we have worked with.

Family Vacation

We enjoyed our stay at this property. It fit my family and my brothers family comfortably. With the beach being less then 50 steps away it was nice to be able to walk back to make lunch or grad a snack. Bike rides every morning on the board walk was very nice as well. The location is close enough to the grocery store that you could walk or ride a bike. Unfortunately, We did have some personal items such as beach toys and towels disappear from the patio area so I would recommend bring in everything at night-------------------------------------------------.The only downside to this house was having someone upstairs The Kitchen table for upstairs seemed to be right over the kids bedroom. As the chairs moved they would make a very loud scratching noise that would wake us each and every time, which happened 4 out of the 7 night late into the night.

Perfect family getaway!

My family and I stayed at this gorgeous gem and had a wonderful time! The house was comfortably furnished and decorated to feel like a home. The bedrooms were spacious enough for everyone to have their own space and feel comfortable. There was plenty of storage space for all the stuff we brought with us. Everything was very clean and well-maintained. Picture perfect like the photos provided. The amenities met our every need, from the supplies in the kitchen to the beach chairs and bikes that we could use! There was cable, internet, and a DVD player for downtime in the house. And if there was anything else that we forgot to bring with us, we could get from a short walk to a nearby Pavillions. To get to the beach, all we had to do was cross a little back street. It is a very family friendly beach with rock jetties for the kids to explore when they weren't swimming in the ocean or digging in the sand. We could see the beach from the patio and enjoyed our meals outdoors while looking out at the sand and surf. We enjoyed several walks down a few blocks to the boardwalk/pier for ice cream. There were also several restaurants and shops within walking distance. I would definitely recommend this beach house to anyone looking for a summer getaway in Newport Beach! It promises lots of fun filled memories. We are looking forward to coming back and making more memories of our own!

Great Location, close to beachfront but not too close

I have had the wonderful opportunity to stay at both the upper and lower floors of this beach property almost every summer for the past several years (10+ years). It is great for a whole family getaway (and I have a BIG family) to Newport beach. It is also great as a base for a bunch of guys to go fishing at the pier or just hanging out at the beach. The front patio of the lower unit has a great view of the beach and is perfect for an outdoor lunch or evening BBQ with quick access to the beach. It also provides a great lookout to easily grab additional street parking for friends or family who arrive later. The location also offers close access to the Newport Pier and shops surrounding the pier just a short walk away, and quick access to walking or cycling paths where you can enjoy the beautiful views of the ocean while walking/riding. The location also has the benefit of avoiding the heavy traffic right around the Newport Pier itself. If you like fishing, this unit makes the perfect base to stow your gear and be ready to hit the pier at daybreak. My friends and I have spent days just relaxing on the pier while fishing, then ended the day grilling some very delicious freshly caught mackerel. The beds themselves are comfortable and the bedrooms are pretty quiet. Since the surrounding units tend to be rental properties too, you occasionally have groups of teens or young adults partying into the night, however, we've never had any problems with noise and from bedrooms are set towards the back of the property where you do not hear any noise from the front of the street. Owner takes good care of the unit and just recently renovated/remodelled everything. It is always very clean when we arrive (just be careful to wash off beach sand BEFORE entering the house). Also, the listing says one carport space, but it actually is more like one carport space PLUS one off-street parking spot since you can park a (small) car behind and perpendicular to the car in the carport.

Repeated Stays

I've stayed here several times over the years, although it has been a while since I've been back. The location is very nice, extremely close to the beach, and situated nearby many restaurants and stores. There are good jogging and bike lanes as well. The area is clean and quite family friendly. The unit itself was quite spacious, easily accommodating my large family with plenty of room to spare. I could see this as a great budget location for a group of responsible college kids on summer vacation. There is a nice front patio area great for grilling or simply relaxing with a cool drink and people watching. The owners have renovated and improved on the facilities significantly since the last time I stayed, but I've heard from family that it is even better than before!

Great for family vacation

Been coming here for several years and never disappoints. This year was even better with the rental completely renovated. Especially like the new ceiling fans and comfortable beds. The living areas and bedrooms are of good size and there is also a big patio area to invite family and friends over for a day of partying. Unit is just steps from the beach so you get the convenience but not all the boardwalk traffic and noise of a beachfront rental. We also like the beach at Newport because it is not overly crowded, as compared e.g. to Huntington. Another real plus when you have avid gamers (as we have in our family) is the free WiFi and a flat screen TV/Blu-ray player in the living and master bedroom, Location is also very convenient for food. Pavilions supermarket and many restaurants (fast-$ or classy-$$$$) are within walking distance. A couple of night activities our family finds really enjoyable is to walk along the boardwalk to Newport pier to get ice cream, or do some night fishing (the pier closes at 12:00). Big plus is that you don't need a fishing license because it is a public fishing pier. If lucky, you may even catch sight of sea lions swimming around the pier, vying for the same fish. -G
