On The Shores of Lago d' Como, Nesso is on the road from the city of Como to Bellagio, offering a postcard views of the lake. You will know you are in Italy the minute you arrive. The house is situated in Nesso, a lakefront Italian village, dating back to Roman times, a step back in time. Close to lake attractions and Milan, Bellagio, Como, Venice, Lugano with easy trips to famous Italian cities. Villa Rosina, owned by the Famiglia Pertusini for centuries, is a perfect lakeside retreat that puts you front and center on the lake looking west over the wonders of the region. The house is located off the main road via a waterfall crossed lane, down a garden staircase providing the perfect waterfront vacation in this secluded, historic retreat.

Enjoy the lakeside garden, boat dock, where you swim, and only a short walk to town to restaurants, bars and the ferry. Villa Rosina is perched on the shore of Lake Como where the lake activity of boats coming and going can be enjoyed from the terrace over a morning café or an evening aperitif. With great views, lovely gardens of cherry and chestnut trees next to the villa, this is truly the place for an Italian holiday.

One of the few water front properties around the lake with water access. Wonderful views, festive with the sound of the church bells, remote location nestled between Como and Bellagio. Tourist trips to Bellagio are only 25 minutes away.

Stunning view

We spent 5 days in the apartment or rather on the terrace. The view is absolutely beautiful and you can spend hours just watching life on the lake. The apartment is well equipped and everything is in working order. There is also a dock on the lakeside so you can go swimming just 2 minutes away from the flat. We had a lovely time and I can certainly recommend it.

Amazing Villa right on Lake Como, everything you need for a wonderful stay in the house and surrounding. Highly recommend Briisa for lunch or dinner the food is excellent and the staff in truly wonderful. Our host wanted to make everything right for our stay and he did!

Amazing stay

Very comfortable apartment right on lake Como with beautiful views. Loved being able to walk to a lake dock and swim. The location is perfect Nesso was the best small town on the lake with a bridge you can jump into the lake from and swim to a waterfall. We visited Bellagio and other cities but Nesso was the best place to stay.

Beautiful

The location in Nesso was amazing. We relaxed on the back deck overlooking a scenic view of Lake Como. The property was all we needed for our stay with plenty of space and a great usable kitchen space. The communication with the owners was fantastic. Highly recommend.

After a long week traveling Europe, this stop on the trip was a deep relaxing breath of lake air. Communication with the hosts was impeccable and as long as you follow their parking directions, finding the parking spot and flat was fine. Heed their warning and make your trip in the daylight, as the turn into the parking area is sharp and steep! The onsite parking worked well for our small SUV. There are quite a few stone steps down to the condo from the parking space so be aware if you have mobility issues. The condo was absolutely amazing! The views of the lake were breathtaking, and the flat is large with two bedrooms, two bathrooms, a full kitchen and living room that has a full view of the lake. It was clean, well stocked, and perfect for some down time. The AC also worked amazingly well! The town of Nesso is very small, and we only ate at the local restaurant once but it was walk-able from the flat via a path next to the parking space. They seated us even though we did not have a reservation but seemed annoyed to do so. There was a small store about 10 minutes walk away via the same path that had pastries, dried pastas, frozen food, fresh fruits and veg, as well as drinks. We walked there daily and purchased food to cook in the flat and it was amazing (and inexpensive)! The dock access was great! The kids swam off the dock, and we even booked a private boat tour that came and picked us up and dropped us off at the dock. It was the highlight of our whole trip!

Beautiful home with excellent view

An amazing property to enjoy the beauty of the lake. Accessible by taxi or car or bus. The host was very communicative and we would recommend this place to sit back and relax by the shore of this beautiful lake. Also you have the ability to get picked up by a boat taxi at the pier located right at the property Thank you all again for sharing your home with us

The location of the property is excellent with panoramic views of the lake and its own dock. Nesso is tiny but close to many towns of Lake Como. The property was acceptably clean inside however the outside needed help. The awnings are in desperate need of cleaning, there were cob webs everywhere and the outdoor seat cushions need to be replaced. Both shower doors in both baths are not working properly and continually came off the tracks. It would have been nice to know about how many stairs to the unit. It would be extremely difficult for an older person or someone with mobility issues.Overall we enjoyed our stay. We hired a boat that took us on a tour of the lake and he picked us up right at our private dock! Wonderful experience, one of the highlights of the trip.

Villa in a lovely location

We had an absolutely wonderful stay in Villa Rosina. The villa had everything we needed and was very clean and comfortable. We really enjoyed sitting on the terrace and looking out at the beautiful view of Lake Como. Our host was very responsive to any questions we had. I do recommend following directions carefully to the villa, and not arriving at night if you are driving as it would be very difficult to find, and the roads are extremely narrow. That being said, we were able to take the bus to Lezzeno for wonderful meals at Aurora, and had lovely walks to the Roman bridge and Brissa restaurant for some really great meals. All in all, we really enjoyed our stay.

Spring in Nesso

Lino and Amy were able to guide us realtime by text from the ferry to the comfortable apartment on foot, but the going was quite vertical and tough for us, in our late 70s, with luggage and bad knees. With no cab or Uber at the ferry, it would have been nice to have assistance. Also more than 50 steps down and back up from the unit again brought to our attention that we were perhaps unfit for this trek. A car could have been helpful.The unit itself was very nice and the balcony inviting with great views of the lake and mountains. The small town with its narrow cobblestone streets was very charming. Lino and Amy were very friendly and helpful, even allowing us to stay on for a few hours past official check-out to accommodate a late check-in at our next place.

Great path to avoid walking on the road

Photos online were of some of the property, but not specific to our apartment. Great deck and dock. Had fun exploring the little path that takes you all the way to Nesso and the waterfall.

Wonderful location- getting there is not for amateurs!

Our group of 2 sisters, plus spouses (very fit age 60's, 70's) stayed here mid-September; it is a beautiful location right on the lake. If the weather had been a bit warmer, less windy and rainy, we would have spent more time on the delightful patio. Getting here, however, on the epically windy roads, and down a very steep driveway, and many steps to get to the apartment, makes it challenging if you're not a good driver/active walker. In general, we walked everywhere on our 4 night stay here. I wouldn't recommend this place for young children. Owner gave us some exceptional suggestions- and we particularly loved Briisa restaurant, which we walked to 3 times! We would definitely come back.

Beautiful location, the lake is gorgeous. The Villa is clean and spacious. The driveway is hard to see as described, don't go at night! Short drive to Bellagio, a bit longer to Como. We were very pleased!

Beautiful view of the lake and a spacious apartment. The property was lovely and the waterfalls cascading around the house were an added surprise. Also enjoyed walking to town, the accessible bars, restaurant and grocery store. Loved our stay.

Super Comomeer ervaring!

Zeer ruim en comfortabel appartement met mooi terras en spectaculair uitzicht. Heerlijk dat je het meer in kunt springen vanaf de steiger onder het huis. Het dorpje is schattig en heeft 1 goed en leuk restaurant (Briisa de Ness) en heeft natuurlijk het iconische bruggetje bij de waterval. Voor een goede supermarkt moet je wel helemaal naar Como (40 minuten met de auto, langs bochtige en smalle weg), in het dorp is een mini supermarktje, waar je overigens alle basisbenodigdheden kunt aanschaffen. Geweldige en zeer betaalbare bootverhuur bij Aurora in Lezzenno. Enkele punten ter verbetering: de Wifi (werkte vrijwel niet), de badkamers (ventilatie en je kunt niet in beide badkamers tegelijkertijd douchen). Communicatie vooraf was top, na contact bij aankomst geen contact meer kunnen krijgen.

Magical

This little town is magical with its water fall going right thru the middle of town. Perfect location in between Como and Bellagio about 15 miles to each town. I recommend taking the bus which runs from Como to Bellagio all day. The bus stop is at the entrance of the property. Driving is stressful and there is a ferry you can walk to and a private boat dock that you get a water taxi for. It rained the day before pretty heavy so we had a water fall right outside our window for a couple of days. Living area and patio has beautiful views. Super gracious host Lido will be there for any questions. One of the best properties we have ever stayed at. A plus 5 star rating

Beautiful views of Lake Como and great indoor & outdoor spaces to enjoy. Brissa Ness restaurant nearby was great. And drives into Como & Bellagio and other towns where all good, yet a bit challenging with narrow road. Great stay.

Beautiful villa in Nesso on Lake Como.

Our family had a great stay at this beautiful villa on Lake Como. The quaint town of Nesso was such a welcomed surprise. We took advantage of the small town market and cooked several meals in the well-appointed kitchen and sat out on the deck as much as possible taking in all the beauty of the region. We rented a boat up the road in Lezzeno, highly recommend. As others have noted, you need to be very mobile to navigate this location, lots of steps and hills, but worth it if you are up to it. Such a gorgeous spot, we loved every minute

Family Italy Trip

We wrapped up a 12 day tour of Italy in beautiful Lake Como. We really enjoyed the Nesso community and the location of this property is perfect. Easy access to Bellagio and the ferries, as well as Como. Very relaxing end to a great family vacation!
