With three bedrooms featuring two queen beds, a futon, a bunk bed with 2 doubles, and a twin bed, guests will find plenty of space to relax. Whether you’re unwinding after a day of adventure or enjoying a quiet morning, this adorable retreat welcomes you with open arms. Located in Balmoral, this home is on Shannon brook, with direct access to Lake Winnipesaukee. The dock is in back yard, with no neighbors beyond. We're 4th house out of 5 on a cul-de-sac. Very quiet and peaceful and yet less than .20 miles from fantastic 600 ft association beach that faces west.

Home has full length back deck with grill, 6 seat table with umbrella and seating area - basically a huge deck. Flat back yard to dock, includes hammock and seating on 30 ft dock for sunset views down the brook. You can get a 25 ft boat up and down the brook, or there is a Balmoral launch at the beach.

Full kitchen, 2 full baths. Master bath upstairs serves as a 2nd bathroom during the day. Master bedroom has sliders facing backyard, brook, and woods. Home has up and down washer and dryer downstairs.

Absolutely no pets, sorry.

Lots of other activities close by - golf, min golf, hiking. The brook and all of NH offers kayaking, canoeing, fishing, etc.

The Balmoral community offers a great maintained private beach on Lake Winnipesaukee. The 600 ft long beach has some shade trees and is for use by members and guests only. The private boat launch also available to guests is located next to this beach area. Up at the club house you’ll find tennis, pickle ball, and basketball courts and spacious playground.
