For extended stays, our team can tailor the cleaning schedule to ensure the property is periodically cleaned, maintained, and inspected, keeping it in top condition throughout your stay.

By booking this stay, you agree to all house rules and acknowledge that violations may result in additional charges or termination of your booking without refund.

1. Respect the property. Treat it with care. Any damage, negligence, or misuse will be billed to the guest and may be reported to Airbnb. Replacement or repair costs will be charged accordingly.

2. For legal or compliance purposes, we may request ID after booking. Once you receive the check-in form, upload a copy of a valid driver licence (Australian guests) or a valid passport (international guests).

3. No parties, events, loud music, or functions are permitted under any circumstances. Violations may result in penalties and, in severe cases, immediate removal without refund. We enforce a strict zero-tolerance policy. If noise complaints are made by other residents, building security will be contacted and guests may be evicted from the apartment without refund.

4. Quiet hours are from 11pm to 7am, keep noise to a minimum inside the apartment and in all common areas.

5. The apartment may only be occupied by the number of guests confirmed in your booking at any time, no overcrowding permitted.

6. No unregistered or extra guests not listed in the booking details are permitted in the apartment unless pre-approved in writing.

7. Smoking is strictly prohibited in the entire building. This includes inside the apartment, on the balcony, and in any common areas due to the extreme risk of fire. If smoking occurs, this may result in immediate eviction and a $500 fine, plus the cost to clean, deodorise, and repair any damage.

8. Please avoid cooking that creates excessive smoke, and ensure the entrance door is closed at all times. Excessive smoke may trigger the building fire alarm in the hallway. If the fire brigade attends due to a false alarm, any associated attendance/call-out fees will be charged to the guest.

9. Pets are not allowed unless pre-approved in writing. Unauthorised pets will incur a $200 penalty plus additional cleaning costs.

10. Keys must be returned on checkout. Lost, damaged, or unreturned keys will incur a $300 fee per set to cover replacement and locksmith/building access costs.

11. Late checkout without authorisation will incur a $100 fine. Early check-in or late checkout must be pre-arranged and approved; additional charges may apply based on availability.

12. If you miss your check-in time or require a replacement key delivery, a call-out fee of $100 will apply.

13. While professional cleaning is provided after each stay, tidy up after yourself and use the provided bins. Excessive mess may result in additional cleaning charges.

14. Mail and package deliveries are not permitted. We are not responsible for any lost or undelivered items sent to the property.

15. Building management may close facilities without prior notice, and it cannot be guaranteed that advertised amenities will be available if emergency rectification works are required.

16. We are not liable for any damage, loss, or injury to guests or their belongings arising during their stay. Guests are advised to secure their belongings and exercise caution while on the premises. Any issues or concerns should be reported to us promptly for resolution.
