We operate a co working space with 10 unique business all working in harmony. We are very relaxed, but love to work, and love to host people who love to work. Your room has everything for work, rest and sleep. When you step out of your room, you may encounter one of the building natives, who will always make you feel welcome- connections may also evolve to opportunities, and we are here for that! Oh and we roast coffee!!! Everything you need is here! Quiet hours are 10pm to 7am

Walking distance to the Route 19 tram (Sydney Road), Route 96 tram (Lygon Street), or the train.
HOUSE RULES & SHARED LIVING
Quiet hours: 10 pm – 7 am
Please respect other guests

Please clean up after yourself in all shared areas

Keep personal belongings in your room

KITCHEN
Please wash, dry and put away dishes after use


Please wipe benches and cooktops after use

Spills happen — cleaning supplies are under the sink

FRIDGE & FOOD STORAGE
Community shelves are shared
Be considerate of others

Do not take food that is not yours

Dispose of expired food promptly

RUBBISH & RECYCLING
Recycling only: clean paper, cardboard, glass and plastics

General waste in black bins

Please break down cardboard boxes

BATHROOMS
Please limit showers to 10 minutes during peak times

Remove hair from drains after use

Leave bathrooms clean and ready for the next guest

LAUNDRY
Laundry hours: 7 am – 9 pm

Remove clothes promptly when finished

Do not leave laundry unattended overnight

SECURITY & SAFETY
Ensure doors and gates are closed and locked

Only registered guests are permitted on site

No candles or open flames

Fire exits must remain clear at all times

In an emergency, follow posted evacuation instructions

POWER & UTILITIES
Turn off lights, heaters and fans when not in use

Keep doors closed when heating or air conditioning is running

Please conserve water

WIFI & SHARED EQUIPMENT
Wi-Fi is shared — please be mindful during peak times

Report any equipment faults to the host

Do not force or modify shared equipment

NO SMOKING
No smoking or vaping inside the building
Designated smoking area only

CHECKOUT
Checkout time: 12 pm

Place used towels in the laundry basket

Dispose of rubbish and wash any dishes

COMMUNITY
Be respectful, considerate and kind

If something is broken or missing, please notify the host

INFANTS
It is not recommended that infants stay here. There are many hazzards as it is a working warehouse. It`s also important that the quiet times are respected as many of our guests are here on business, so they need their sleep.
