Guests have full private access to the entire home including all 5 bedrooms, 5 ensuites, 3 living areas, fully equipped kitchen, butler’s pantry, laundry, covered alfresco, balcony and garage. Self check-in via smart lock.

We are available via your booking platform at any time and we aim to respond within an hour. We respect your privacy and will not disturb you during your stay. If you need anything, just reach out and we will be happy to help.

Maximum 14 registered guests. No parties or events. No smoking inside. Quiet hours 10 pm–7 am. Government photo ID required. Security bond applies. All guests must be registered at time of booking.

Bedroom Access Policy

To ensure the best experience for all guests, the number of accessible bedrooms is based on your reservation size:
• Up to 4 guests: 2 bedrooms
• Up to 6 guests: 3 bedrooms
• Up to 8 guests: all bedrooms
Please book for your correct guest count before arrival, as bedrooms not included in your reservation will remain locked during your stay. If your group size changes, simply update your reservation prior to check-in — we’re happy to accommodate!
EV charging policy

EV charging is available at the property.

Charging between 12:00 AM and 6:00 AM is free of charge
Charging outside these hours will be charged at $0.50 per kWh

Please use the charging facility responsibly and avoid unnecessary charging during peak periods.

If you intend to use EV charging during your stay, please let us know in advance.

Accommodation Use
The property is provided strictly for lodging purposes only. Parties, events, and large gatherings are not permitted under any circumstances.

Smoking
Smoking is strictly prohibited inside the property. No smoking or vaping inside.

Fire Safety
For your safety, please avoid any activities that may cause fire hazards. Cooking appliances, irons, and other heat-related equipment must be used with care and turned off when not in use.

Pets
Pets are not allowed on the property unless they are officially certified service animals. If you plan to bring pets, you must inform us in advance. An additional charge will apply for pets. Please select this option when adding guests to your booking

Noise
Please keep noise levels low at all times, especially during nighttime hours, to respect neighbors and maintain a peaceful environment. No parties or events. Quiet hours: 10.00 PM – 7:00AM

In case of lockout or misplaced keys, a call-out fee will apply:

* $50 — Weekdays (9:30 AM – 5:30 PM)
* $90 — Weekdays (5:30 PM – 8:00 PM)
* $150 — Weekdays (8:00 PM – 10:00 PM)
* $200 — Weekdays after 10:00 PM, weekends, and public holidays (24 hours)

Extra Cleaning
If the property is left in an excessively dirty or untidy condition beyond normal use, additional cleaning fees may apply.

Check-in / Check-out
Standard check-in time is 3:00 PM and check-out time is 10:00 AM.

Early check-in is subject to prior approval only.
Late check-out fees (without approval):

* 10:00 AM – 11:00 AM: $30
* 11:00 AM – 11:59 AM: $80
* After 11:59 AM: Full nightly rate will apply

Additional notes

• Government-issued photo ID is required.
• Only registered guests are allowed.
• Please include all guests, including children, in the booking.
• The main guest is responsible for all guests.
• BIN Collection day is Tuesday. Place bins out on the street before Monday night and bring them back in the same day once emptied. The red bin is collected weekly: the yellow and green bins alternate fortnightly.
• Lock all doors and windows when leaving.
• Turn off lights and air-conditioning when going out.
• Early check-in is subject to approval and extra charges.
• Initial toilet paper is provided; extra supplies may be needed.

• Long-term bookings may be available at a discounted rate.

Additional charge applies for more than 4 guests. Please book accordingly.
Visitors are welcome for short visits only. All visitors must be notified to the host in advance through the Airbnb app. Visitors may stay for a maximum of 1–2 hours. Overnight stays or visits longer than 2 hours are not permitted unless they are added to the reservation and approved by the host. Any unregistered guest staying overnight will be considered an additional guest and the applicable extra guest fee will apply.
