To maintain the quality of our home, all guests must complete a security protection step prior to arrival. You may choose between:
* Refundable Security Hold, or
* Non-Refundable Damage Waiver
Instructions will be sent via the Airbnb messaging portal after booking confirmation. Check-in details will only be released once this step is completed.

👥 Occupancy & Visitors
* Only registered guests listed on the booking are permitted on the property.
* No visitors or unapproved guests are allowed at any time.
* Maximum occupancy must not be exceeded.

🤫 Noise, Neighbours & Community Respect
* This is a quiet residential area with elderly neighbours who are especially sensitive to loud noise.
* Quiet hours are strictly enforced from 10:00 PM to 7:00 AM, in line with local council regulations.
* Loud music, shouting, parties, or disruptive behaviour at any time is not permitted.
* Please be mindful when arriving late or leaving early.

🚗 Parking Rules
* Only park in designated areas provided for the property.
* Do not park in front of neighbouring homes, driveways, or nature strips.
* Random or inconsiderate parking may result in complaints and immediate action.

🚫 Parties, Events & Gatherings
* Parties, events, and gatherings are strictly prohibited.
* Any unannounced guests, parties, or violations will result in immediate termination of the stay without refundand additional cleaning or damage charges.

🚭 Smoking, Drugs & Illegal Activity
* Absolutely NO SMOKING or VAPING inside the house (including bathrooms and bedrooms).
* A substantial cleaning and deodorising fee will apply if violated.
* Illegal drugs or substances are strictly prohibited.
* Suspected use or possession will be reported to authorities, and guests will be asked to vacate immediately.

🐾 Pets
* No pets allowed on the property at any time.

🗝️ Keys, Locks & Security
* Lost keys, remotes, or access devices must be reported immediately.
* A $250 replacement fee applies.
* Guests must not change locks, codes, or security devices under any circumstances.

🧹 Care of the Property
* Please treat the home with care and respect.
* Any damage, spills, or breakages must be reported promptly.
* Excessive mess, stains, or misuse may result in additional cleaning or repair charges.

🗑️ Rubbish & Cleanliness
* Dispose of rubbish in the appropriate bins provided.
* Do not leave rubbish outside or overflowing.
* Please leave the property in a reasonable condition at checkout.

⏰ Check-In & Check-Out
* Check-out times are strict to allow for professional cleaning before the next guest.
* Late check-out without approval may incur additional charges.
* If you need an extension, please request it in advance (subject to availability).

* The host is not responsible for accidents, injuries, or loss of personal belongings during the stay.
