The apartment is located in the historic center of Matera, known for its ancient Sassi and charming atmosphere; a convenient location for exploring the city’s main tourist attractions.

The apartment consists of: the first floor with a living room and kitchenette, a relaxation area, and a bathroom; second floor with a bedroom and en suite bathroom.

- LIVING ROOM with KITCHENETTE (induction cooktop, moka pot, electric kettle, microwave, refrigerator with freezer, wine glasses, and various kitchen utensils) with table and chairs, sofa bed, TV, desk, mirror, and AC vents.

- BATHROOM with shower, sink, bidet, and toilet.

- RELAXATION AREA with hot tub, shower, sink, lounge chair, clothes rack, armchairs, coffee table, and AC vents.



SECOND FLOOR

- BEDROOM (steps to enter) with a double bed, nightstands, a single bed (fold-out cot), clothes rack, safe, and bedspread.

- EN SUITE BATHROOM with shower, sink, bidet, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating (boiler), air conditioning (vents in the living room and relaxation area, 1 fan coil unit in the bedroom), safe, clothesline, hair dryer, iron, and ironing board.

- Please note that STAIRS are required to access: the apartment entrance; the bedroom.

- The bedroom has no door and is NOT soundproofed from the rest of the house.

- The apartment is equipped with forced ventilation in all rooms; we recommend turning it off at night to avoid noise.

- The accommodations are located in a restricted traffic zone (ZTL).

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.
