The Space:
Morning light filters through tall mill windows, illuminating exposed brick and timber beams that hint at the building’s industrial past. You can sink into the sofa with coffee in hand as the hum of the city rises outside, or take a slow start to the day before wandering to the nearby Cathedral or Northern Quarter cafés. Inside, thoughtful details and open spaces create a balance between history and comfort.

Sleeping arrangements
Two serene bedrooms each feature a king-size bed, soft bed linens, and room-darkening shades for a restful night. The spacious layouts make it easy to unpack and unwind. For larger groups, the living room sofa converts into a double sofa bed. Depending on the booked number of guests on your reservation, you may need to contact our customer service team who are on-hand to arrange a sofa bed set-up, where additional charges may apply. If you’re unsure whether you have a sofa-bed inclusive rate or for full details of our sofa-bed policy, please refer to our terms and conditions.

Living and workspace
The open-plan living area invites conversation and relaxation, with an L-shaped sofa and a 55-inch Smart TV ready for movie nights or quiet evenings in. A dedicated workspace lets you stay productive with free Wi-Fi, ideal for remote work or planning the next day’s adventures.

Kitchen and dining
The fully equipped kitchen includes an oven, stove, refrigerator, microwave, dishwasher, toaster, kettle, and Nespresso coffee maker. With cooking basics provided, you can prepare meals to enjoy around the large dining table or bring back local takeaway for a cozy night in.

Bathrooms and essentials
Two bathrooms offer a choice between a refreshing walk-in shower or a relaxing bathtub. Bathroom essentials, a hair dryer, and fresh towels are provided for your stay. A free washer and dryer in the unit add convenience for longer visits.

Comfort and safety
The apartment includes central heating and home safety features such as smoke and carbon monoxide alarms, a first aid kit, and a fire extinguisher. Noise decibel monitors and an exterior security camera at the entrance provide additional peace of mind.

Access and parking
Located on the first floor, the apartment is reached by one flight of stairs and has no elevator. Once inside, the home is single level with no stairs. A paid parking lot is available nearby, and entry is made simple with self check-in via smart lock.

Set in Ancoats, you’re surrounded by Manchester’s lively culture and history. The apartment is within easy reach of the National Football Museum, Arndale Shopping Centre, and Manchester Cathedral. Guest Access:
Upon booking with us, you will receive access to your personalised Guest Pass. The Guest Pass is powered by Enso Connect – an Airbnb trusted partner. Here you will receive your check-in instructions including any access codes, Wi-Fi details, local recommendations (& exclusive discounts!) and much more. You will receive a link to your Guest Pass in your booking confirmation message.

In order to protect both the property and you, our valued guest, you must complete either a mandatory deposit authorisation hold of £250 or a £40.00 non-refundable damage waiver (Please note that the Damage Waiver option is not available for bookings placed within 24 hours of check-in, or for stays of 28+ days or more). This can be done on a card of your choosing via the Guest Pass. If you select the deposit authorisation hold, no monies are taken from your card unless damages are caused during your stay, or additional fees are incurred. This may be for things such as late check-out, undeclared guests, and/or extra nights. The deposit authorisation hold is usually released with 1 working day of check-out.

Kindly ensure that your Guest Pass verification and deposit authorisation hold or damage waiver, are complete prior to your check-in, as you will not be able to access the apartments until this is complete.

Other Things to Note:
Please note we do not manage the building and cannot be held responsible for any maintenance issues in building communal areas. There is no elevator, you will be required to take the stairs up to the 2nd floor to access the apartment. We ask our guests to kindly respect our neighbours. We also encourage you to read our house rules for full transparency of our terms & conditions prior to booking.

Depending on the booked number of guests on your reservation, you may need to contact our customer service team who are on-hand to arrange a sofa bed set-up, where additional charges may apply. If you’re unsure whether you have a sofa-bed inclusive rate or for full details of our sofa-bed policy, please refer to our terms and conditions.

Other optional extra's are available for an additional fee. We provide services such as mini-bar and fridge stocking, private chef's, laundry & dry cleaning, early check-in's, late check-outs, and much much more.

This home is pet friendly. If you wish to bring your furry friend(s), there will be a small flat rate fee of £20.00 which helps us cover the cost of the additional cleaning requirements post your stay.
