Just 10 minutes drive away from the beautiful beaches of the renowned Argentario coast, very big 180sqm apartment (for 8 persons max.) with 2 lovely terraces full of flowers in a typical Tuscan house standing in an elevated position in the medieval centre of Montiano, a peaceful, picturesque hilltop village surrounded by vineyards, olive groves, fields and woods. It is the perfect retreat for Tuscany lovers, ideal home base to enjoy both the beauty of nature and fascinating day trips to Siena, Pisa, Florence and all the other wonderful sites of Tuscany (see suggestions below). All the charm of Tuscany in one place: beaches, towns of art and a superb landscape.

THE APARTMENT: Surrounded by nature but with all the advantages of a village, the apartment is totally immersed in the old Tuscany atmosphere and traditions. It is located in a dominant position and enjoys magnificent views to the Tuscan hills and the sea. It has 2 lovely terraces, so private and relaxing, great for sun-bathing and al-fresco dining, 4 double bedrooms located in different areas on two floors to ensure complete independence and maximum quietness, 3 bathrooms (2 of them are ensuite and have both tub and shower), a spacious living room with fireplace, a large fully equipped kitchen / dining room. All the bedrooms and the roof terrace have breathtaking views to the Tuscan hills and the sea. The apartment has been renovated preserving all the architectural details that make the charm of ancient times, while all modern comforts have been added including WI-FI throughout the entire apartment, including the two terraces, satellite TV, washing machine, dishwasher, air conditioned in the warmest room and ceiling or stand fans in the others, being the house quite fresh due to its 50cm. thick ancient walls. Heating in winter is available.

THE HILLTOP VILLAGE is located in the world-famous area called Maremma which extends along the southern coast of Tuscany. Being on the first hill facing the sea it offers a fantastic view of the coast, the islands and the countryside. In Montiano you will find every comfort: 2 excellent restaurants, coffee shop, wine tasting, 2 little supermarkets, pharmacy, bank, soccer field, horse riding, 2 play grounds for children and, in a 20 minute drive, 3 of the best golf courses in Italy open all year. Next towns (Grosseto and Orbetello) are approx.15 minutes drive away.

THE AREA: The nearest beaches are just 12km. away, reachable in a comfortable 10 minutes traffic free drive through rural scenery. It's the renowned Argentario Coast of Maremma, the southern area of Tuscany, with its fine sand beaches and rocky bays, its fortressed village ports (Talamone, Porto Santo Stefano, Porto Ercole) where you can rent a boat, do your shopping in high class boutiques, taste the local products in 'trattorias' and wine bars, enjoy the Italian style. The fabulous Natural Park of Maremma with its long white sand beaches, cliffs and wildlife is just 14 km. away and nearby are also the Natural Park of Feniglia and the Orbetello Lagoon. From Talamone (15km. from our house) you can also go by ferry to the islands Elba, Giglio, Giannutri, Montecristo. In less than 30 mins you can reach the world-famous Saturnia hot thermal waterfalls and Spa open year long. In the vicinity of Montiano there are important archeological sites to discover (Roselle, Vetulonia, Tarquinia, etc.), enchanting historic centres to visit (Montalcino, Massa Marittima, Sovana, Capalbio, Pitigliano, Orvieto, etc.) and, of course, Wine Trails to taste the excellent wines of the area.

DAY TRIPS: It is the ideal strategic home base for fascinating day trips: half way between Rome (South) and Florence (North), both reachable in 2 hour drive or by train (the station is just 15km. away) it is close to Siena, Pisa, and all the other enchanting sites of Tuscany. The closeness to the sea has made Montiano particularly attractive from spring to autumn while in late autumn and winter it remains a wonderful place for combining cultural experiences with the charm of the Tuscan countryside.

Dejlig og rummelig bolig

Lejligheden ligger i en gammelt by med hyggelige huse og god atmosfære. Lige fra ankomst blev vi vist rundt og får vist lejligheden. Der er to terrasser en forlængelse af køkkenet og en tag terrasse hvor der er udsigt over det meste af området. Lejligheden kan varmt anbefales.

Wow! So idyllic — not sure I can do it justice in this comment. Views are incredible; the little hilltop village is something special with the local patisserie and restaurant as well as easy access to surrounding areas. The house is spacious and nicely laid out with two outdoor eating areas. Incredible views. We cooked in 1 of our five nights and for breakfasts which was great — nice cookware and other kitchen needs; Washing machine and dishwasher both easy to use. And to top if off the host is SO helpful with local suggestions and other tips. Very easy to reach and communicate with. We are already trying to figure out when we can return for a longer stay!! highly recommend.

This 3-level apartment took our breath away upon first viewing and it was an honor to be able to stay there. The view was incredible and the location beret for sampling the Maremma’s many jewels. Clean and well-appointed, and the host could not have been more accommodating.

Ferien in der Maremma

Wir waren eine Gruppe von 6 Erwachsenen und haben uns im Haus in Montiano sehr wohl gefühlt. Die Kommunikation mit Anna Maria hat sehr gut geklappt. Das Haus, die 4 Schlafzimmer, der Aufenthaltsraum und die Küche waren mit vielen schönen Details sehr ansprechend eingerichtet. Die Küchenutensilien (Pfannen usw.) dürften wieder mal ergänzt oder ersetzt werden. Das Dorf ist in guter Lage zu vielen schönen Ausflugszielen in der Maremma. Wir versuchten soweit wie möglich in den 2 Läden im Dorf einzukaufen und in den 2 Restaurants im Dorf haben wir sehr gut gegessen. Ein guter Ort für Ferien abseits von vielen Touristen!

An Authentic Tuscan Experience

The opportunity to stay in this quiet hilltop village is quite amazing and then there is the apartment, itself! Quite spacious with so many areas to relax, especially on either of the two terraces… the views. Anna Maria has everything necessary for preparing food and large, comfortable bedrooms to rest. There are so many sites to explore within a short driving distance loved Magliano & Talamone, beautiful! Our only regret is that this tone we weren’t able to stay here longer… love to return.

La casa è molto elegante e curata, spaziosa e con due bellissime terrazze. toskanischer Sommerurlaub - wohnen abseits des Tourismus

Wir (2 Erw., 3 Kinder 11-16) haben uns ganz bewusst für dieses Ferienhaus inmitten des kleinen Ortes Montiano entschieden. Die Familie war zugegebener Weise zuerst etwas überrascht, da das Look and Feel nicht dem typischen, stylischen Ferienhaus entspricht, was wir sonst gerne buchen. Jedoch ist das genau der Punkt, den man hier genießen kann. Ferien verbringen in Mitten der Toskana, in einem Haus, das einem den toskanischen Lebensstil nahe bringt und liebevoll eingerichtet ist. Die Einwohner von Montiano sind sehr freundlich und hilfsbereit und freuen sich, wenn man grüßt oder eine Frage hat. Die von uns genutzte Ferienwohnung (1-3 Stock links) ist mit viel Liebe zum Detail eingerichtet und vermittelt so authentisch toskanisches Lebensgefühl. Die Dachterrasse auf der 1. Etage ist ein sehr schöner Platz zum Essen und genießen, sie grenzt direkt an die Küche an, die sehr gut ausgestattet ist. Selbst wenn man erst zur Mittagszeit mit dem Frühstück auf der Terrasse startet, ist die Überdachung und Begrünung gut geeignet, um die Wärme der Sonne ein wenig fern zu halten. Ist man etwas früher dran, ist es noch schöner, denn dann hat die Sonne es noch nicht geschafft, über das Dach zu wandern und das Temperaturniveau (im Juli) ist bis 10:30 Uhr noch deutlich angenehmer. 3 der 4 Schlafzimmer liegen auf der 2. Etage. Eines davon grenzt direkt an den Wohnbereich und ist nur durch eine große Klapptür abgetrennt, daher ideal für 2 jüngere Kinder. Die 2 anderen SZ auf Ebene 2 haben jew. ein angrenzendes Bad und sind größer. Das 4. Schlafzimmer liegt auf Ebene 3, unter dem Dach und ist sehr warm im Sommer. Dafür gibt es eine bewegliche Klimaanlage, die wir auf Ebene 2 genutzt haben. Das Haus liegt zentral, mitten im Ort. 2 typische, kleine Einkaufsläden bieten alles was man unmittelbar zum Leben benötigt. Das Anfahren der Ferienwohnung zum Be- und Entladen ist auch mit größerem PKW machbar, wenn auch anspruchsvoll :). Ein Parkplatz im Ort lässt sich auch immer finden. Ausflüge zum Baden sind mit dem Auto in unter 30 Minuten möglich, je nach dem, wo man hin möchte. Generell fanden wir die Lage top und haben sehr viele nähere und weitere Ausflüge unternommen (Ortobello, Talamone, Rom, Florenz, Siena, ...) und dabei sehr oft das italienische Abendessen in Restaurants dem Kochen vorgezogen. Die Vermieterin war sehr nett, immer erreichbar und hilfsbereit. Wir waren sehr zufrieden mit der Unterkunft und die Kinder auch mit dem W-Lan. Italien, wir kommen wieder!!

Tolles Erlebnis über den Dächern von Montiano

Wir waren als Familie in dieser tollen Ferienwohnung und haben uns dort sehr wohl gefühlt. Der Blick von der Dachterrasse ist traumhaft. Alles Notwendige bekommt man in Montiano selbst. In der Eisdiele und der Pizzeria Il Rialto waren wir Stammgäste.

As well as being within 2 hours of major attractions such as Pisa, Sienna and Florence , there are lovely beaches nearby. Loved our stay

We fell in love with Montiano. The apartment is perfect. Exactly as described, well equipped, and feels like a home away from home. In the village you can buy bread and basic groceries, has two nice restaurants and a bar for your morning cappuccinos. Loved it!

The Gem of Montiano

This property is just lovely. Right in the middle of a village at the top of the hill. The views of the area are beautiful. It's close to the Mediterranean and local vineyards. Be sure to go to the local Wine Bar. We stayed 2 weeks and enjoyed every day.

Amazing village stay off the beaten path

We spent 2 nights here on our way to Umbria. Very responsive and kind owner who was so accommodating and easy to communicate with before/during our stay. The home is so beautiful and exactly as described. The village is very small, with kind and helpful residents and not touristy. I would highly recommend this stay to anyone looking for somewhere off the beaten path especially in peak holiday seasons. Would love to return one day!

Wonderful Stay

This is a very tiny village with no shopping for extras; however, it does have a wonderful bakery, a few restaurants, an ATM, and a small grocery store. There is a wonderful restaurant owned by a wonderful older couple that is well worth the visit. The house itself is great. If we come back to this area, we would definitely stay here again. The homeowner even has toys for small children. I really can't say enough good things about the house, the facilities, etc. It is a very peaceful place to stay and there is privacy for everyone. We really loved it. The only thing that I would say that is possibly negative goes to me - really read the guide book that the owner has prepared. I read the guidebook, but I really only scanned it for the information that I was interested in. The hot water heater went out on our last night there and if I had truly read the information, I could have fixed it within 5 minutes, instead of 15 minutes. So, the problem was clearly with me - so my advise is read! Finally, the owner is very responsive and is just a kind person. I think you will enjoy doing business with her and will enjoy your stay here.
