A rare find in the quaint beachside town of Madison, CT, this updated year round beach house is a perfect location for you to hear the waves, smell the salt air and walk to the beach. This spacious, newly renovated house has 4 bedrooms (Master Bedroom located on the first floor), 2 remodeled baths, remodeled kitchen with granite and stainless steel appliances and is charmingly and tastefully furnished. Complete with an expansive screened in sun porch, an outdoor shower, plenty of outdoor seating for entertaining, private lot and plenty of parking, it is perfect for you and your guests. Sleeps up to 9. AC units in windows for summer rental and complete with Comcast Gigabit Service with Orbi Mesh Network, perfect for multiple video calls and gaming at the same time.

Located only 100 yards from a life-guarded beach on the Long Island Sound, it is also only 1/2 mile from the center of town, renowned for its historic town green, world class bookstore, art cinema and restaurants. It’s a perfect location to relax and enjoy all that Madison has to offer.
You can easily make day trips to Mystic Seaport, the Yale campus in New Haven, the Thimble Islands, Essex and other Connecticut River Towns, Vineyards and Shopping Outlets. We are located approximately 30 minutes from New Haven and 40 minutes from Mystic Seaport, Mystic Aquarium and Resort Casinos (Foxwoods and Mohegan Sun). Other nearby attractions include Hammonasset State Park, the Goodspeed Opera House and Essex Steam Train. Shop and dine in the quaint neighboring towns of Guilford, Branford, Old Lyme and Old Saybrook…all only minutes away.

We had a wonderful two weeks at this Madison, CT beach house! Check-in was smooth, wi-fi access easy, and plenty of parking! The kitchen was well equipped and the house was clean. We enjoyed the open floor plan. We loved the outdoor shower and the proximity to the beach! The sun porch was perfect for our morning coffee when the house wasn't too hot (we were there during a heat wave). The owner was extremely responsive. Nearby restaurants were outstanding (especially liked Bar Bouchee and Comomango!). Our only minor complaint is that the backyard was not completely fenced in (we have a rescue dog who will run away if not in a completely enclosed area) and we had to spend over 200 at Lowe's to get two pieces of fencing to close off the yard. Once we knew our dog would be able to be in the backyard without worrying that she would escape, we were able to relax and enjoy ourselves! Awesome house made for a fantastic vacation!

It was the perfect house for a family with a toddler and a dog. Close to the beach, great yard space, perfect furniture for a vacation. The hosts were wonderful, very responsive, and the house was well stocked with towels and household essentials.

Amazing Location. I am a longtime summer madison visitor - we own a house on Seaview and needed extra room. The outdoor shower is awesome and the lawn was great for playing ball and hanging out with kids.

Great Location

Stayed at this property while attending a wedding in the area. It was a great spot and close to the beaches and town. Highly recommend if you are looking for a place to stay in the area.

Great Family House

The house on 110 E. Wharf easily accommodated the varied interests of the people in our family. Located a short walk to a sandy beach made it ideal for those looking for a swim or an afternoon sitting on the sand. My son was able to safely take his morning run or go on a bird walk without driving. The house is also within walking distance to the shops on Boston Post Road in downtown Madison, or only a short drive for a nature walk in Hammonasset State Park. The living room features comfortable seating so the whole family can enjoy a movie or TV program on the giant screen. Modern appliances in the well equipped kitchen makes it possible to prepare a fine meal, and enough dishes and seats at the table for our 9 people. The single most popular feature in the house was the outdoor shower.

Fabulous week

My husband and I stayed at the cottage with our two daughters and their spouses for the week and had a wonderful time. The house has everything you need — complete kitchen, window AC, nice porch, outdoor seating, beach towels and beach chairs for the beach that is so close by and a wonderful outdoor shower. What could be better? Both daughters said they would live there! Fun times.

Beautiful Beach House with Amazing Privacy

Absolutely beautiful beach house on the CT shore. Very nice neighborhood and just 100 feet from the beach through a private right of way. Small beach area frequented mostly by people in the neighborhood, but also a short drive from the state's largest beach, Hammonassett State Park. Set off the street in a little private enclave, this modern beach house has some old school "cottage" charm. Owners very engaged and responsive to any questions you may have.

Second year in a row

We enjoyed our stay for a second yet and will be back gin next year. The house seemed a little more worn down this summer but we enjoyed it nevertheless. The breaker in the house tripped a few times given the hot weather so we had to ask for it to be fixed in order to stay cool. One of the light fixtures did not work and certain corners of the house might have been a little cleaner (washer/dryer needed cleaning and some drawers needed to be wiped clean). However the house is absolutely charming and the owners are very responsive and kind. We are renting again next summer and look forward to it!

East Wharf Gem

East Wharf is it’s own friendly little community within Madison great for that early coffee all the way through to sunset. Madison is a very safe town so kids can ride their bikes for a famous Ashley’s ice cream or go to one of America’s few remaining independent book shops, R J Julia. Beautiful beach walks along the coast and you can be back at the house from the beach in minutes. House is a fun combo of a more classic beach house with lots of modern touches like the gas fire pit which we used every night, and a big outdoor shower which everyone used.

Great beach getaway

This beach home is ideally situated to a public beach, which is just the right size, and is walkable to Madison center. The home is big enough to accommodate a good size group while maintaining a cozy, relaxing atmosphere and providing ample privacy for all. The yard is beautiful and perfect for yard games. We thoroughly enjoyed our stay and plan to return!

Wonderful location, beautiful house and yard

We came for an annual family reunion and enjoyed ourselves tremendously. The house has ample pots, pans, plates for dining, and a wonderful backyard with lots of comfortable seating and umbrellas. We have two small recommendations for the family - it would be helpful if there was soap and shampoo left in the house for guests if possible. The shower head on the ground floor also needs a bit of adjusting. Otherwise, the interior was really top notch and the air conditioning worked really well through our heat wave. Thank you for everything!

Great Madison Getaway

We had a fantastic vacation - close to the beach and walking distance to town. The house had room for everyone with a great yard and outdoor space. In addition, even though we were in the heart of everything, we had a good deal of privacy. Easy living at its best!

Lovely beach house— close to everything!

We had an amazing week at Conor and Tara’s property! We were two couples and 3 kids between the ages of 3 and 6 and had plenty of space to work, play and hangout. East Wharf beach is just steps away and just a short bike ride from Hammonasset, the Surf Club, and restaurants, shops and playgrounds. We had a blast! Thanks so much!

Life is always better at the beach!

We are a family of four and a small dog and we spent one month at this wonderful home. We had a delightful time whether it was staying in on a chilly night, grilling on a warm evening, playing ball with the dog in the yard, or walking 2 minutes to the beach! You can't go wrong with this home. The location is phenomenal and the home is comfortable and well-appointed. The owners were very helpful and responsive. You will find the home to be immaculate and very comfortable in all respects. I highly recommend a staycation or vacation here!
