Only 5 minutes away from Universal Studios, this 3-bedroom, 3-bathroom home is a great retreat for FAMILIES and working professionals who want a peaceful and private home away from home.

    Located on a serene, picturesque cul-de-sac, this 2,000 sq. ft. urban hills hideaway, offers the perfect blend of comfort, style and convenience.

    Inside, the free flowing layout of living spaces has minimal separation, perfect for the entertaining connoisseur. Expressing artful design and ultra high function for the culinary artisan, the open concept kitchen is sleek with state-of-the-art stainless steel appliances including Viking Professional 6-burner range. With lots of counter space and sitting area, the kitchen is the `get together` place of the home.

    A continuum of glass walls brings the outdoors in, revealing boundless, breathtaking vistas as far as the eye can see off the mountains beyond and the city below. The coveted California residential lifestyle of al fresco leisure and endless outdoor entertaining are enjoyed from the backyard complete with BBQ and seating area. Lounge by the pool, take a refreshing dip, or unwind in the spa while enjoying the beautiful views of the surrounding hills and the California Oak tree which is under-lit, giving a very cozy vibe.

    Prime location! Located in a peaceful neighborhood, yet just minutes away from popular attractions. Universal Studios (only 5 minutes away!), the Hollywood Bowl, the Westside, major studios, the famed Farmers Market, the chic dining and entertaining along Ventura Blvd, are all easily accessible.

    ► Well stocked kitchen.
    ► Dining table seats 8 comfortably plus additional seating in the kitchen.

    ► Entire House is on filtered water.
    ► Pool can be heated for an additional fee.
    ► Pool gate available on site - guests are welcome to use it and set it up for their kids.
    ► Outdoor area with lounging space.
    ► Hard line gas BBQ so you never have to worry about propane during your stay.
    ► Security gates/fence around entire property.
    ► Views and stunning sunsets!
    ► Parking in driveway for 2 cars. Garage is not available. Street parking is also available - please, do not block neighbors driveways.

    This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.
    **We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergency only and only then via the booking platform message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

    Studio City, just over the hill from the Hollywood bustle, is a quaint neighborhood with tree-lined residential streets and trendy dining. Lively Ventura Boulevard offers several classic sushi houses, plus small-plates spots and stylish gastropubs. Locals hit Wilacre Park for woodsy hiking trails with panoramic Valley views. The CBS Studio Center dates back to silent film era and gives the neighborhood its name.

    Uber or a private/rental car recommended. Close to the freeway. Also, bus stop and metro stations not too far.

    This is a completely newly renovated home, with new furniture, and we want to host guests that can take care of it and keep it in excellent condition until the owners return. For this reason we think the house is not suitable for pets but we may consider under certain circumstances.

    Owners are an environmentally conscious family and they would love if people would be aware of energy consumption while staying with us.

    We are family-friendly and children with parents are very welcome BUT note that the house is NOT child proofed in any way. The pool and spa space is not fenced. Please watch your children closely when outside.

    Pool Heating:
    ►Pool heating can be hired for the whole stay: $150 for the first day then $100/day thereafter.
    ►Pool heating when hired is limited to 84F;
    ►Pool does not need to be heated during the Summer months (June-August) it’s usually 80F+ naturally;
    ►Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
    ►Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
    By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.

    RENTAL TERMS AND CONDITIONS
    Definitions:
    `My People`. Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

    NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

    No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
    - Please respect check-in and checkout times.
    - Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
    - The maximum occupancy for the property may not be exceeded at any time.
    - Host may request a photocopy of the renter`s ID for verification before check-in.
    - All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
    - This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
    - Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be Thursday around 8/9am time for Pool/Hot Tub maintenance; Friday usually early afternoon for Landscaping maintenance; Monthly for Pest Control maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay
    - Absolutely no parties or loud music.
    - This is a NON-SMOKING property.
    - NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

    Late Checkout Policy
    Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
    • Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
    • 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
    • More than 2 hours: Full nightly rate.
    To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


    Additional Cleaning Policy
    Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor.
