The Space:

Evenings settle in quietly among the trees, with the fire pit glowing in the backyard after a day exploring the Poconos. Inside, the spacious layout gives everyone room to spread out: movie night in the lounge, a game in the basement, or a quiet corner with a good book. With room for up to 12 guests, the home balances shared space for connection with comfortable places to unwind.



Living spaces

The main-floor living area centers on a sectional sofa and a 75" Smart TV, with board games and reading material for slower moments. A dedicated workspace and reliable Wi-Fi make it easy to catch up on work.



Entertainment

Downstairs, the finished basement creates a lively hangout space designed for all ages. Enjoy a friendly competition at the pool table, play on the PS5 game console, or listen to music on the record player. The movie lounge area makes it easy to settle in for a film after a day of outdoor activities.



Sleeping arrangements

Five bedrooms provide comfortable places to rest after a full day in the mountains. The master bedroom features a king bed, Smart TV, and a private ensuite bathroom. Four additional bedrooms are located upstairs: one with a king bed, one with a queen bed and workspace, one with two full beds, and another with a king bed. A shared full hallway bathroom serves these rooms, while a half bath on the main level offers added convenience. The home accommodates up to 12 guests across six beds.



Kitchen & dining

The fully equipped kitchen opens to the dining area, where a round wooden table with upholstered chairs is set for shared meals, morning coffee and late-night conversations.



Outdoor spaces

The private backyard has a seasonal pool, a year-round hot tub, a fire pit, a hammock, outdoor dining and lounge furniture, and a BBQ grill. A private entrance keeps arrivals and departures easy.



Family-friendly amenities

Pack 'n play/travel crib, high chair, children's dinnerware and board games. A washer and dryer make longer stays easy.



Neighborhood

A peaceful Pocono neighborhood with a mix of suburban comfort and rural quiet. Community lakes and beaches are a short drive away, and Kalahari Waterpark, Camelback Mountain Resort, Great Wolf Lodge and Bushkill Falls are all within easy driving distance.



Pet-friendly and designed for comfort, the home provides space to gather, relax, and enjoy time together throughout the seasons.



Guest Access:

Guests have the entire home and backyard to themselves. A unique entry code is sent before check-in, and there's ample parking in the private driveway. Community registration is required before arrival. Amenity passes for the community lakes, beaches and pools can be bought online, at the community office/lodge, or through us.



The Neighborhood:

The neighborhood offers a peaceful, picturesque Pocono lifestyle — a mix of suburban comfort and rural tranquility, with outdoor recreation and regional attractions just a short drive away.



Getting Around:

A car is recommended. The nearest Monroe County Transit (Pocono Pony) bus stop is on PA-940, about a 10–15 minute drive away, with weekday and Saturday service.

Registration

A township registration form must be submitted at least 1 day before check-in. Please note that a $100 late registration fee applies if the form is not completed on time.



Community Rules & Safety

To help preserve our beautiful community for everyone:



Guests are responsible for any community rule violations.

Please do not leave food or trash outside, as it may attract local wildlife.

The indoor lounge fireplace is currently not in service, but the outdoor fire pit is available for your enjoyment.

Please bring your own towels if you plan to visit the community pools or lakes.



Theater Room

The theater room is ready for movie night! Simply log in using your own streaming service accounts.



Occupancy & Visitors

Local guidelines allow:

Up to 12 overnight guests

Up to 10 daytime visitors (22 people maximum on the property), with approval in advance

Please tell us about any visitors ahead of time, including the reason and how long they'll stay

Unapproved guests over the occupancy limit: $150 per person, per day



Parking

Ample parking is available in the private driveway for your convenience.



Before You Arrive

Complete a short rental agreement, ID verification and your damage protection selection

Submit the community registration form at least 1 day before check-in. A $100 late fee applies if it isn't on time.



This helps us prepare everything for a seamless arrival.



Starter Supplies

We want you to feel right at home from the moment you arrive! To help you get settled, we provide a complimentary starter supply of everyday essentials, including:

Toilet paper

Paper towels

Trash bags

Dish soap

Hand soap

A few additional household necessities



These items are meant to get you comfortably started. Since every group uses supplies differently especially in larger homes, we're unable to provide unlimited quantities. If you happen to run out during your stay, we kindly ask that you purchase any additional supplies you may need.



Damage Protection

A damage protection option is required for every reservation and is completed through our secure third-party system before arrival.



Choose one before arrival through our secure third-party system:

$600 refundable security deposit (a pre-authorized hold, not a charge, released about 7 business days after a damage-free inspection), or

Non-refundable damage waiver: $40 per night, up to $200, covering accidental damage beyond normal wear and tear

🏖️ Outdoor pool is seasonal and currently closed during the winter

📅 Pool season typically opening in April and closing in October. Outside those months the pool is closed and is not available for use. Pool heating is available only while the pool is open. The pool is not heated unless heating is purchased. Because the Poconos has a true winter climate, pool availability in April and October cannot be guaranteed and does not qualify for a partial refund. If you are travelling in a shoulder-season month and the pool matters to your trip, message us before booking and we will tell you the current status.

🌞 Pool heating may be available once the pool opens for the season (the pool is not heated during normal seasonal operation).

💦 Water Safety



For everyone's safety, children should always be supervised around the property's water features.



🤫 Quiet Hours

To help everyone enjoy a peaceful stay, quiet hours are observed daily from 10:00 PM to 8:00 AM.

No loud music or excessive noise during quiet hours. Violations may result in fines and/or cancellation of your reservation.

Check-in: after 4:00 PM

Early check-in and late checkout may be available on request, for a fee

Unapproved late departures: $200 if more than 20 minutes late, and up to half the nightly rate if more than 1 hour late

🚭 No Smoking • No Parties

No smoking anywhere inside the home

The home has noise and smoke detection devices (no audio or video recording). Tampering with them or smoking indoors carries a fine starting at $1,000.

Exterior security cameras monitor the outside garage, driveway, and backyard. There are no cameras inside the home.



The home is equipped with noise and smoking detection technology. Tampering with these devices violates our house rules and may result in fines starting at $1,000 to cover cleaning, deodorizing, and repairs.



🐾 Traveling with Pets?

We love welcoming well-behaved furry family members!



Maximum 2 pets

$150 for the first pet, $150 for the second (per stay)

Pets must be added to your reservation before arrival. Pets not on the reservation will incur a $250 fee
