Our home has been thoughtfully designed with a warm, modern feel to provide comfort, space, and flexibility for your stay.
Living Room: Unwind in the comfortable living area, featuring a four seater and a two seater sofa, with plenty of room for the whole group to relax together in front of the Smart TV.
Kitchen & Dining: The spacious, modern kitchen is fully equipped with everything you need, including an oven and hob, with a dining space perfect for a group meal.
Bedrooms: Each room is designed for a restful night's sleep, complete with curtains for a proper lie in.

Bedroom 1 (Master): A spacious and cosy room with a king size bed, dressing table, and clothing rail.
Bedroom 2: A stylish king size bedroom with a built in wardrobe.
Bedroom 3: A cosy small double with built in wardrobes and its own TV, offering a snug retreat.

Bathroom: A fresh and modern bathroom with a bath and overhead shower, plus a separate WC in its own room, so there is no queuing in the mornings.
Outdoor Space: Step outside into the large private garden, featuring a patio area that is perfect for morning coffee, an evening drink, or simply enjoying the fresh air after a day out.

You will have exclusive and private access to the entire property during your stay, including all three bedrooms, the living room, kitchen, bathroom, and the private garden. There are no shared spaces.

Check-in is simple and flexible with our lock-box, allowing for self-check-in anytime after the designated check-in time. You will also have access to super-fast Wi-Fi throughout the home.

This is a self-check-in property, so you can arrive at your convenience. We value your privacy and will not be present during your stay. However, we are always available and happy to assist via the messaging platform should you need anything at all.

HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING

*No Parties or Events Allowed
This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights Stays over 10 nights require additional housekeeping for an £xx extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.

*Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour

*Security Deposit OR Damage Waiver We require either: A refundable security deposit of £150–£250 (depending on property size), OR A non-refundable damage waiver of £40–£100 (depending on length of stay).
