From movie nights in your own home theater to relaxing in the hot tub or massage chair, practicing your putting, and enjoying evenings around the fire table, Southwest Sundance offers a wonderful balance of recreation and relaxation. With two private bedroom suites, a dedicated workspace, fitness room, EV charging, and a fully fenced backyard welcoming your four-legged companions, this is an inviting retreat for couples, golf enthusiasts, and guests seeking an elevated Las Cruces getaway.

The welcoming open-concept living area features contemporary Southwestern styling, comfortable furnishings, and abundant natural light. The living room flows seamlessly into the dining area and kitchen, creating an inviting setting for gathering, entertaining, or enjoying a quiet evening at home.

Central heating and air conditioning provide year-round comfort, while Smart TVs offer access to popular streaming services using your personal accounts.

KITCHEN & DINING
The well-appointed chef`s kitchen features stainless steel appliances, a gas cooktop, generous counter space, and a walk-in pantry. Whether preparing breakfast before a round of golf or enjoying a leisurely dinner at home, the kitchen offers the space and conveniences to make meals enjoyable.

A dedicated coffee bar features a combination drip coffee maker and Keurig, with coffee, K-cups, filters, creamer, and sweeteners provided.

PRIMARY KING SUITE
The spacious primary suite features a split king adjustable bed, Smart TV, and private en suite bathroom with a soaking tub, walk-in shower, double vanity, and generous walk-in closet. Spa robes add a thoughtful touch of luxury.

QUEEN GUEST SUITE
The second bedroom features a comfortable queen bed, Smart TV, and private en suite bathroom with a tub and shower combination. Two private bedroom suites make Southwest Sundance particularly appealing to couples traveling together.

PRIVATE HOME THEATER
Movie night gets an upgrade in the home`s dedicated theater, complete with stadium-style reclining seating, comfortable beanbags, and a large projection screen.

Settle in for an immersive movie experience or stream your favorite shows using your personal streaming accounts. The system operates much like a Smart TV, making entertainment easy to enjoy.

HOME OFFICE, MASSAGE CHAIR & FITNESS
A dedicated home office provides a comfortable workspace for guests balancing business and leisure.

After a day exploring Las Cruces or enjoying the golf course, unwind in the massage chair or enjoy a workout in the private fitness area, conveniently located in the third garage bay.

PET-FRIENDLY AMENITIES
Southwest Sundance welcomes up to 2 approved dogs, making it easy to bring your four-legged companions along for the getaway.

The fully fenced backyard includes a dedicated dog run for convenient pet relief, and pet waste bags are provided in the pantry. These thoughtful features make traveling with dogs especially convenient while maintaining the comfort and care of the home.

An applicable pet fee applies, and guests are expected to follow the property`s pet guidelines.

PARKING & EV CHARGING
The double-width garage accommodates up to 2 vehicles and includes an EV charger for added convenience.

The third garage bay houses the private fitness area and is not available for vehicle parking. Garage access is available from inside the home only; no garage remote is provided.

ADDITIONAL COMFORTS
Southwest Sundance includes complimentary Wi-Fi, central heating and air conditioning, a washer and dryer, and Smart TVs for streaming entertainment.

Families traveling with young children will appreciate the Pack `n Play, high chair, and children`s dishware provided.

LOCATION
Situated in the Metro Verde community, Southwest Sundance is approximately 1.5 miles from Red Hawk Golf Club, making it an excellent home base for golf enthusiasts.

GOOD TO KNOW BEFORE BOOKING
- Maximum occupancy is 4 guests. The primary renter must be 25+ and remain at the property throughout the stay.
- Up to 2 approved dogs are welcome, subject to the applicable pet fee and property pet policies.
- A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.
- Prestige Vacays partners with SafelyStay, Inc., an independent third-party provider of guest verification, screening, and accidental damage protection services. Additional guest screening is voluntary and does not affect the reservation or included accidental damage protection. Complete disclosures are provided in the Guest Rental Agreement.

OCCUPANCY AND QUIET HOURS
- Maximum occupancy: 4 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Please be mindful of neighboring homes and keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 2 vehicles.
- Trailers, RVs, or campers require prior authorization and must fit entirely within designated parking areas.
- Please park only in designated parking areas.
- An EV charger is available for guest use. Please handle charging equipment with care and return all cables and connectors to their original positions after use.

PETS
- A one-time pet fee is required per reservation and covers up to 2 approved dogs.
- Dogs must not be left unattended or allowed to roam freely inside the home or on the property.
- Dogs must be leashed outdoors in accordance with City of Las Cruces requirements.
- Dogs are not permitted on furniture or bedding.
- Please use the designated pet relief area in the backyard and keep the garage, patios, and artificial turf free of pet waste. Waste bags are provided in the pantry.

SMOKING AND FIRE SAFETY
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during local fire restrictions. Never discard smoking materials on the property, driveway, or patios.
- The outdoor fire table is available for guest use, subject to applicable fire restrictions. Never leave it unattended while in use, and ensure it is completely turned off when finished.

CARE OF THE HOME
- Children must be supervised throughout the home and in outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture for your safety and to prevent damage.
- Please use fireplaces, grills, and other equipment responsibly.

TRASH DISPOSAL
- Household trash must be securely bagged and placed in the brown trash containers located outside near the garage. Trash collection occurs weekly.
- Recyclables should be placed in the blue recycling containers. Recycling collection occurs every other week.
- Please dispose of all household trash in the appropriate containers before departure.

GUEST VERIFICATION AND SCREENING
For the safety and security of our guests, homeowners, and properties, Prestige Vacays, LLC partners with SafelyStay, Inc., an independent third-party provider of guest verification and screening services.
Depending on the booking platform, guests may receive an invitation from Safely to complete additional screening. Participation is voluntary and does not affect the reservation or the accidental damage protection included with the stay.

GUEST RENTAL AGREEMENT
A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Compliance with House Rules, community regulations, and local ordinances is required throughout your stay. Significant or repeated violations may result in termination of the reservation without refund, in accordance with the Guest Rental Agreement and applicable booking platform policies.
