Please note that we require all guests to sign a liability waiver to stay in the home. This is a requirement of our insurance provider.



★ Does the property have a private pool or spa? ★

Yes - the home has a private pool and spa with night lighting, both for the exclusive use of guests. The pool warms to a maximum of 82°F, which is a comfortable swimming temperature rather than spa-hot. A pool waiver is required before access.



★ What are the additional fees? ★

Pool heating is $80 per day, capped at $1,000 per month, and needs at least 24 hours' notice so we can check the system before you arrive. Spa heating is complimentary.



★ What is the parking situation? ★

There is parking for up to four vehicles - two in the driveway and two on the street.



★ Is the property pet-friendly? ★

Unfortunately not - we are unable to accept pets at this property.



★ Are there any noise restrictions or quiet hours? ★

Yes - community quiet hours are between 10pm and 8am, and amplified music is not permitted.



★ Is early check-in or late check-out available? ★

Self check-in is from 4pm and check-out is at 11am. We are no longer able to offer early check-in or late check-out. If you would like extra time at the start or end of your stay, please book the night before or the night after - that way the home is yours for the whole day and there is no rush at either end.



★ Are there any restrictions on the number of guests or visitors? ★

Yes - we cannot have more people staying than the number posted on the listing. Parties and events are strictly prohibited. We require contact details for all adults staying at the property.



★ Is this a good property for events or celebrations? ★

No. This is a residential community and parties and events are strictly prohibited. Guests looking for a peaceful, relaxing stay will love the home and the neighbourhood.



★ What supplies are provided? ★

We provide roughly a week's worth of essentials to get you started - toiletries, paper goods and basic cleaning supplies. For longer stays, or if you get through them sooner, you're welcome to top up with whatever you prefer.



Our garden and pool team visits weekly. They access the outdoor areas only and will not disturb your stay.



The pool is professionally cleaned twice a week. Due to occasional desert sandstorms, you may notice some sand or debris between scheduled cleanings. A small pool vacuum is provided for guest use if you'd like to freshen up the pool between professional service visits.

NON-SMOKING POLICY: This is a strictly non-smoking property. Smoking is not permitted anywhere inside the property or on the premises, including the garden and outdoor areas. If you wish to smoke, please do so on the street, away from the house.
