Tucked in a private spot yet perfectly positioned in the heart of this charming market town, this light-filled stables conversion with stunning ceiling-suspended wood burner has instant wow factor.

A sophisticated entertaining space with all mod-cons in the heart of Kelso
The set-up is also ideal for fishing parties with prime Tweed beats right on the doorstep and convivial pubs and restaurants just a roll-cast away. Set in an L shape configuration, the property has been carefully designed to ensure maximum guest privacy whilst taking advantage of its south-facing aspect. The open plan living area is an incredibly inviting space for socialising with impressive bi-folding doors extending across the length of the property which can be opened up for outside entertaining, yet allowing light and warmth to gently filter through on cooler days.

The property benefits from all mod cons with underfloor heating throughout and touch controlled thermostats in every room, while the stylish French imported wood burner is a vibrant statement piece which gives the room immediate impact. The addition of a 65” TV with Sky package adds to the comfort when a little relaxation time beckons.

The kitchen has a sophisticated, contemporary feel with integrated appliances, two wine fridges and large island unit leading into the dining area which can seat 8-10 guests comfortably.

The four en-suite bedrooms (one ground floor) offer the perfect sanctuary, finished to the highest standard throughout with luxury 1000 thread-count bed linen, warming accents and high-end bathrooms. The first floor landing also benefits from a writing desk with Mac PC which guests are welcome to use for work or internet access.

Outside, the property faces out into a large courtyard with adjoining lawned area which is accessed through a digital gated entry system ensuring complete guest privacy. There is ample private parking including open-fronted double garaging space and also a large boot room with plenty of storage for outdoor gear and fishing kit.

OUTSIDE
The property faces out into a large enclosed private courtyard which is accessed through a digital gated entry system. There is a large grassed area behind the garage. There is a garden table and chairs seating eight and a gas barbecue. There is a small bistro table with two chairs on the lawn.

There is a large secure boot room with chest freezer, sink, and plenty of storage for outdoor gear and fishing kit.

PARKING
There is ample private parking in the courtyard including an open-fronted double garaging space.

BABIES & CHILDREN
Regrettably the property is not felt to be suitable for babies and infants due to the nature of the wood burning stove and open staircase.

DOGS
Two well-behaved dogs are welcome at a charge of £25 per dog but they must be clean and dry before access into the property and then kept to the ground floor area only. They are not permitted on the furniture or in the bedrooms.

GUEST AMENITIES
Highest quality 1000 thread count bed linen and luxurious towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is good.

HEATING
Underfloor heating throughout the property. Wood burning stove in the sitting room with generous initial supply of logs provided.
